How BC Mortgage Payments, Stress Test Rules & Closing Costs Work
When estimating your monthly mortgage payment in British Columbia, remember that Canadian fixed-rate mortgages compound semi-annually by law, and lenders qualify borrowers using the federal mortgage stress test (your contract rate plus 2.00% or 5.25%, whichever is higher). Alongside principal and interest, factor in municipal property taxes, strata maintenance fees, and BC Property Transfer Tax using our First-Time Buyer Calculator.
BC Mortgage Calculator — Frequently Asked Questions
How are fixed-rate mortgage payments compounded in Canada?
By federal law (the Interest Act), standard fixed-rate residential mortgages in Canada are compounded semi-annually (twice per year) rather than monthly, whereas variable-rate mortgages typically compound monthly.
What is the minimum down payment required to buy a home in BC?
In Canada, the minimum down payment is 5% on the first $500,000 of the purchase price, plus 10% on the portion between $500,000 and $1,500,000. For homes priced at $1,500,000 or more, a minimum 20% down payment is required.
How does the Canadian mortgage stress test work?
Federally regulated lenders require borrowers to qualify at the higher of the federal benchmark rate (5.25%) or their contract mortgage interest rate plus 2.00%. This ensures you can handle future rate renewals.
When can I use a 30-year mortgage amortization in BC?
A 30-year amortization is available to any buyer putting 20% or more down (an uninsured mortgage), and is also available on insured mortgages (less than 20% down) for qualifying first-time home buyers or buyers purchasing a brand-new home.
When does CMHC mortgage default insurance apply?
If your down payment is less than 20% on a home priced under $1,500,000, mortgage default insurance (through CMHC, Sagen, or Canada Guaranty) is required. The premium ranges from 2.80% to 4.00% of the loan amount (plus 0.20% for 30-year insured amortizations) and is usually added to your mortgage principal.
How do strata fees and property taxes affect how much I can borrow?
Lenders calculate your Gross Debt Service (GDS) and Total Debt Service (TDS) ratios by adding your mortgage principal and interest, annual municipal property taxes, heating estimate, and 50% of monthly strata maintenance fees.
What closing costs should I budget for beyond my down payment in BC?
Budget for BC Property Transfer Tax (use our First-Time Buyer Calculator to check exemptions), legal/notary fees ($1,500–$2,500), title insurance, home inspection, property tax adjustments, and 5% GST if buying a new build (see our GST Rebate Guide).
