For buyers comparing North Surrey neighbourhoods, I help you match the area and the home type to how you live before you write an offer. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
This page shows every home for sale in North Surrey: houses, townhomes and condos at every price. In Paragon, the MLS® system local REALTORS® use, North Surrey is its own area, separate from Surrey, Cloverdale and South Surrey/White Rock. The feed below covers all eight of its sub-areas, so you can compare them in one place before you narrow your search. For the rest of the city, see my Surrey homes for sale page.
North Surrey is the northern part of the city, along the Fraser River. Paragon splits it into eight sub-areas, and each one has its own mix of homes.
North Surrey gives you a wide spread of choices, often within a short drive of each other.
Most North Surrey condos are in Whalley, near City Centre and the SkyTrain, with more in Guildford. If you plan to commute by transit, start with the buildings closest to a station. If you're watching your budget, my Surrey condos under $800K page narrows the search.
Townhomes are spread through Guildford, Whalley, Fraser Heights and Cedar Hills. Most are strata homes, so you share the complex with your neighbours and pay monthly strata fees.
Detached houses make up most of the stock in Fraser Heights, Bolivar Heights, Cedar Hills, Royal Heights and Bridgeview. Lot sizes, zones and suite permits vary from street to street, so it pays to check each one.
North Surrey is in the City of Surrey, so Surrey Zoning Bylaw 12000 applies. Every property has a zone, and you can look up any lot in the City's COSMOS map.
For a house:
For a condo or townhome:
I start by narrowing the eight sub-areas down to the two or three that fit your commute, budget and home type. Then I check the details that matter for each home: the zone and suite permits for a house, or the strata records for a condo or townhome. I pull the title so we can read the covenants together, and I flag anything that needs a question to the City. All of that happens before you remove subjects, while you can still walk away. To learn the neighbourhoods first, see my Surrey neighbourhood guides.
1. What areas are in North Surrey? In Paragon, North Surrey has eight sub-areas: Bridgeview, Bolivar Heights, Fraser Heights, Royal Heights, Cedar Hills, Whalley, Guildford and Port Kells.
2. Is Surrey City Centre part of North Surrey? Yes. City Centre sits inside the Whalley sub-area, around the Gateway, Surrey Central and King George SkyTrain stations.
3. Are Fleetwood and Panorama Ridge in North Surrey? No. Paragon lists Fleetwood and Panorama Ridge in other Surrey sub-areas, so they don't show in this feed.
4. Which North Surrey areas are on the SkyTrain? Whalley has three Expo Line stations, and Bridgeview is close to Scott Road Station. Other areas rely on buses to Guildford Exchange or SkyTrain.
5. Which zoning rules apply in North Surrey? North Surrey is in the City of Surrey, so Surrey Zoning Bylaw 12000 applies. Check any lot's zone in the City's COSMOS map.
6. Can a North Surrey house have a suite? The BC Building Code permits one secondary suite per house. A suite only counts if it was built with permits, so ask for the permit history.
7. What should I check before buying a North Surrey condo? Read the Form B, the bylaws, the strata minutes and the depreciation report, and confirm what the strata fees cover.
