These are the condos and apartments for sale inside the City of White Rock, at any price. Apartment living is the norm here, so you'll find more condo choice in this small seaside city than most people expect.
A lot of it. In the 2021 Census, White Rock had 10,735 occupied homes. Of those, 4,455 were in apartment buildings under five storeys and 1,575 were in buildings of five storeys or more. Put together, that's more than half the city living in a condo or apartment.
So when you shop for a White Rock condo, you aren't picking from a few odd buildings. You're picking a street, a height and a view.
Most of the taller buildings sit up the hill in the Town Centre. The City's Official Community Plan puts the tallest and densest buildings at the corner of Johnston Road and North Bluff Road, then steps heights down to the south, east and west.
In practice that gives you two kinds of condo. Up top, near North Bluff, you'll find the tallest buildings, closest to the Town Centre shops. Heading downhill toward the water, the plan keeps buildings lower, so you'll see more low-rise strata buildings with fewer floors and fewer units.
Down on the waterfront, Marine Drive is its own world. Condos there are close to the pier and promenade. The City lists the pier at 470 metres long, first built in 1914 and 1915, and the promenade runs almost the full length of the beach from East Beach to West Beach. If you want to walk to the water every morning, this is where to look, but expect smaller buildings and steeper streets.
Town Centre condos near Johnston Road and North Bluff Road put you close to the shops, the library and the 351 bus, and they're where the City plans its tallest buildings. Marine Drive condos trade that for the beach, the pier and the promenade, with lower buildings and a steep walk up the hill. If you want a view, ask which direction the suite faces and what could be built in front of it. The OCP steps heights down toward the water, so this varies building to building. For homes with a view of any type, see South Surrey and White Rock ocean view homes.
If you want to drive less, the Town Centre is the place to start. The OCP calls the Town Centre the heart of the city's civic, cultural and business life, and it's where the City wants most new growth to go. For transit, TransLink's 351 bus runs from White Rock Centre to Bridgeport Station in Richmond, which connects you to the Canada Line. Check the walk from each building to the bus stop yourself, because the hill between Marine Drive and the Town Centre is real.
Every building is run by its own strata, so the strata papers matter as much as the suite. A few things I always pull:
In an older building, I look hard at the roof, the windows and the building envelope. In a newer one, I look at the contingency fund and the insurance deductible. Either way, we go through it together before you write an offer.
FVREB reports White Rock and South Surrey as one area. In September 2026 the apartment benchmark there was $544,400, 7.7% lower than a year earlier, and the median sale price was $510,500. Because these numbers include South Surrey, use them as a guide, not a White Rock-only price. Source: FVREB Statistics Package, September 2026.

No. In the 2021 Census, about three out of four White Rock homes in apartment buildings were in buildings under five storeys. The taller towers are mostly near Johnston Road and North Bluff Road.
Yes, along Marine Drive and the streets just above it. Buildings there tend to be lower and smaller than the Town Centre towers, and the walk up the hill is steep.
Yes, if the strata has five or more lots. B.C. now requires one every five years, and owners can no longer vote to defer it. Ask for it with the Form B.
No. FVREB combines White Rock and South Surrey, so the benchmark covers both. The listings shown on this page are inside White Rock.
Some can. Pet rules and age limits are set in each building's bylaws, so read the current bylaws in the Form B package before you make an offer.
