The tax advantage

Two breaks apply to new construction that don't exist on resale. Together they're worth five figures on a typical Langley condo, and most buyers never factor them in.

Transfer tax: often $0

BC's Newly Built Home Exemption removes property transfer tax on qualifying new homes up to $1,100,000, partial to $1,150,000. You don't need to be a first-time buyer.

First-timer? GST can be zero

The federal First-Time Home Buyers' GST Rebate became law in March 2026 — 100% of the 5% GST back on a qualifying home up to $1 million, max $50,000.

Seven days to change your mind

After the developer signs, BC law gives you seven days to cancel for any reason, no penalty. Resale gets three business days and a fee.

Worked examples for a first-time buyer purchasing a principal residence, at a 15% total deposit. Your own numbers will differ — ask me and I'll run them properly.

Deposits are paid in instalments during construction, not up front. "Due at completion" covers tax plus roughly $2,000 in legal and adjustments; it excludes your down payment and mortgage. Buying as an investment rather than a residence removes both the exemption and the rebate. Estimates only — confirm with your lawyer and accountant.

The process

How a presale works

From "should I do this" to picking up keys is realistically two to four years.

  1. 01Sort your financingTell your broker you're looking at presales — lenders treat new construction differently and some offer far longer rate holds.
  2. 02Register with me firstMost developers require your agent present on your first presentation-centre visit. They pay the commission either way.
  3. 03Offer & first depositYou sign the developer's contract. Your deposit is held in trust, not handed to the developer.
  4. 04Use all seven daysBC law gives you seven days to cancel for any reason. Have a lawyer read everything inside that window.
  5. 05Read the disclosure statementUnit counts, the developer's record, the outside completion date, and what happens if it runs late.
  6. 06Pay deposits on scheduleDiarise every instalment date the day you sign. Missing one can put you in breach.
  7. 07Ignore the estimated dateSix months to a year late is normal. Never give notice or firm up a sale based on an estimate.
  8. 08Deficiency walkthroughPhotograph everything. What you miss here gets much harder to fix afterwards.
  9. 09Complete and move inGST and transfer tax are calculated now. First mortgage payment is about 30 days later.

Things you won't hear at a presentation centre.

Usually not cheaper

Per square foot, presales generally cost more than a comparable resale condo. You're paying for new, not for a discount.

Values drop? You still complete

There's no walking away after the seven-day window because the market moved.

You can't see the actual home

Display suites are typically upgraded, and parking is usually assigned near completion.

Be certain you can close

Potentially three years out, at whatever rates exist then. That's the real risk.
