These are South Surrey and White Rock homes for sale that the listing marks as waterfront. Every home type is included, at any price.
A waterfront listing should mean the property meets the water: the beach, the bay or a river. That is different from an ocean view, which can be several streets back. Ask the listing agent exactly what lies between the lot line and the water, whether that is a road, a public path, a dike or a rail line.
If a view is enough, see South Surrey and White Rock ocean view homes.
The City of Surrey describes Crescent Beach as a small neighbourhood at the mouth of the Nicomekl River with plenty of accessible oceanfront, including its namesake beach and Blackie Spit Park. Its Land Use Plan, approved in April 1999, covers about 91 hectares and aims to keep the semi-rural seaside village character, with some shops along Beecher Street.
The City lists the best beach access points on Beecher Street, Sullivan Street and Target Street. See Crescent Beach and Ocean Park homes for sale for every listing in that area.
Blackie Spit is home to the Surrey Sailing Club, according to the City. For small boats, the City's Blueways Master Plan names Ward's Marina at Elgin Heritage Park as the best place to reach the Nicomekl River. It has a free boat launch with a loading zone, and it can be used at high and low tide. Parking is limited and first come, first served.
Crescent Beach Marina sits on the lower Nicomekl. A 2008 City of Surrey report on silt in the lower river said many vessels moored in the marina could not reach the bay during certain tidal periods. Conditions may have changed since then, so ask the marina directly about berths, depths and fees before you count on moorage.
The City's plan also says to check local tidal predictions before any trip, because tides change how hard the routes are.
In White Rock, Marine Drive runs along the beach, and the City's waterfront parks have Marine Drive addresses. The Promenade is 2.19 kilometres long, and the 470 metre pier extends into Semiahmoo Bay.
The City says a December 20, 2018 storm destroyed a third of the pier along with the western wharf and floats. The pier was repaired, but the City says the remaining sections are nearing the end of their service life and need full replacement, with federal approval in principle for $25,935,000.
A single track rail line runs along White Rock's waterfront 24 hours a day, operated by BNSF and used by BNSF and Amtrak passenger trains. Since January 29, 2020, crews have been told not to sound horns at the eight promenade crossings, except when people or animals are on the tracks. Ask how close any waterfront home is to the line.
Waterfront lots are the most exposed to storm surge. The City of Surrey's Coastal Flood Adaptation Strategy, approved in November 2019, says more frequent and severe flooding is expected from storm surges and sea level rise. It names Crescent Beach and Mud Bay among the affected areas and says the coastal floodplain covers 20% of Surrey's land.
When Surrey updated its zoning for small-scale housing on July 8, 2024, the City's table shows the former RF-O Single Family Residential Oceanfront Zone became the R2-O Oceanfront Residential Zone. Confirm the zone of any lot with the City before you plan changes.
Waterfront stock is mostly detached, but strata homes appear too. Compare South Surrey houses, South Surrey townhomes, South Surrey condos and White Rock condos, or see White Rock homes for sale.

Not always. A 2008 City of Surrey report said many vessels moored in the marina could not reach the bay during certain tidal periods because of silt. Ask the marina about current conditions.
