These are the townhomes for sale in Grandview Heights, South Surrey, at any price. Grandview was planned from the ground up, block by block, and townhouses are one of the main housing types the City set aside land for.
Grandview Heights covers about 1,050 hectares, from 16 Avenue up to 28 Avenue, with the farmland of the Agricultural Land Reserve on its east side. That's from the City's Grandview Heights General Land Use Plan, which split the area into smaller neighbourhood plans:
Each plan maps out where houses, townhouses and apartments go. That's why townhome complexes here tend to sit in clusters, often right next to parks and pathways the plan called for.
In the Morgan Heights plan, the City allowed townhouses and row houses on land planned for 10 to 15 units per acre, plus a range of townhouse forms at 20 to 30 units per acre. The higher-density land is mostly on the west side, near Highway 99, where the shopping is.
The Sunnyside Heights plan works the same way. It covers the triangle south of 24 Avenue and west of 168 Street. Townhouses, at 15 to 25 units per acre, sit east of those and along 24 Avenue. Along 164 Street south of 20 Avenue, the plan expected lower-density townhouses or duplexes built as strata, because the lots there are oddly shaped and shallow.
So if you want a townhome close to the stores, look west near the highway. If you'd rather be nearer the quieter edge, look east toward 168 Street.
Ages, floor plans, garages and yard space vary from one complex to the next, so check the year built on each listing and tour a few complexes side by side.
A few Grandview Heights complexes come up often enough that I built them their own pages with current listings: South Village on 23A Avenue and the Brownstones on 26 Avenue. Tour two or three complexes on the same day. Garage type, yard size, visitor parking and how far you are from the Highway 99 stores can change a lot within a few blocks.
Every complex here needs a depreciation report. In B.C., any strata with five or more lots has to get one every five years. With a younger complex, I read it to see whether the contingency fund is keeping up with what's coming, and I check the Form B for any warranty or insurance notes.
Catchments follow each address, so confirm the school with the Surrey Schools school locator before you count on it.

The City's neighbourhood plans put most townhouses between the apartments near Highway 99 and the single-family areas farther east. In Sunnyside Heights, that means east of the apartments and along 24 Avenue.
Ages vary by complex. Check the year built on each listing, and read the strata's depreciation report to see what repairs are coming.
Grandview Heights Secondary, at 16987 25 Avenue, opened in September 2021. Check the Surrey Schools school locator for the catchment of a specific address.
