A half duplex in South Surrey is one of two homes joined by a shared wall. This page covers how these homes are titled, what the shared wall means under BC rules, and how the City of Surrey zones duplex lots today.
In Paragon, the MLS® system used by local REALTORS®, these homes are listed as "DUPXH 1/2 Duplex" under Residential Attached. Paragon files South Surrey and White Rock together as area F50, "South Surrey White Rock".
Start with the map search and filter for duplexes, or see the wider South Surrey homes for sale. If you want a half duplex with a self-contained suite, see South Surrey half duplexes with suites.
Not every half duplex is titled the same way, and the title tells you what you're buying.
The Province's Living in a strata page says the Strata Property Act, its regulations and the strata's bylaws and rules apply to all strata corporations in BC, including duplexes and triplexes if they are strata-titled. Its strata housing page adds that this includes smaller strata properties such as strata-titled duplexes.
In a strata, owners own their own strata lot and together own the common property and common assets as a strata corporation. Buyers of a strata half duplex can ask the strata corporation for its bylaws and rules.
Under section 68 of the Strata Property Act, unless the strata plan shows otherwise, the boundary between two strata lots separated by a wall is midway between the surfaces of the structural portion of that wall. The Act's definitions section counts pipes, wires and ducts inside a wall between two strata lots as common property.
For building safety, the Province's Home Suite Home guide says you must provide a fire-resistance rating of at least one hour between your home and any adjoined neighbouring homes.
The City's small-scale housing zoning page says Council adopted small-scale multi-unit housing zoning on July 8, 2024, to line up with provincial Bill 44. The former RF-SD Semi-Detached Residential Zone was replaced by the R6 Semi-Detached Residential Zone, and the RM-D Duplex Residential Zone was removed and its lots rezoned by lot size.
The same page says a duplex is a residential building divided into two principal dwelling units. Examples of combinations it lists for a duplex lot run from the duplex alone (two units) to a duplex with two secondary suites (four units).
Oceanfront lots have their own zone. The page shows the former RF-O Single Family Residential Oceanfront Zone became the R2-O Oceanfront Residential Zone.
Council approved the Semiahmoo Town Centre Plan on January 31, 2022. The City says the plan will guide growth and redevelopment for the next 30 years, and it envisions a compact, transit-supportive urban centre that forms the cultural and commercial heart of South Surrey.
The plan area runs from 16 Avenue (North Bluff Road) to 24 Avenue, and from around Martin Drive to Earl Marriott Secondary School, covering 136 hectares. On July 27, 2026, Council approved updates to align the plan with the King George Boulevard Bus Rapid Transit.
The City's small-scale housing zoning page says covenants made under section 219 of the Land Title Act still apply under the new zoning and take precedence. A title search shows these, along with any strata plan.
