Nine. City neighbourhoods: Abbotsford West, Central Abbotsford, Abbotsford East and Poplar. Farmland and rural areas: Aberdeen, Bradner, Matsqui, Sumas Prairie and Sumas Mountain. Each one follows its MLS® sub-area name.
Most are MLS® sub-area names, not City of Abbotsford boundaries. Where I could not find an official boundary, the guide says so and places facts by address.
About 72% of Abbotsford’s land is in the Agricultural Land Reserve, and most of Aberdeen, Bradner, Matsqui and Sumas Prairie is farmland. ALR status is set property by property, so check the exact address on the Agricultural Land Commission map. Each guide also has a zoning lookup at the top of the page.
Abbotsford School District (SD34) runs the public schools. Use the district’s catchment locator, since one area can be split between several schools. Each guide links each school’s own page.
Yes. Each guide has a zoning lookup at the top that shows an address’s zoning and ALR status from public maps. You can also send me the address with the form below, and I’ll look into it and get back to you before you write an offer.
