White Rock market snapshot (as of September 2026)
The Fraser Valley Real Estate Board (FVREB) reports White Rock together with South Surrey as one area. These are its August 2026 figures, released September 2, 2026:

Apartments are listed first because they're most of White Rock's housing (see below). By my calculation from FVREB's figures, August condo sales were about 16% of active condo listings across the combined area. That's inside the 12–20% range the FVREB package cites as balanced. Detached homes were at about 8%.

What White Rock's housing looks like
White Rock is a small, dense city: 21,939 residents on 5.17 km² in the 2021 census. Its housing mix is very different from South Surrey's. Of 10,735 occupied homes in 2021:

What that means for buyers: in 2021, 41.5% of White Rock's homes were in apartment buildings under five storeys, and 39% of all homes were built before 1981. In an older strata building, the depreciation report, reserve fund and history of envelope, roof and plumbing work matter as much as the unit itself. Detached homes are a smaller share of the market (79 detached sales vs. 224 apartment sales in the table above). White Rock has a hillside above the waterfront and a flatter east side. Landmarks, per the City: the White Rock Pier is a 470-metre wooden pier first built in 1914/15 and restored in 1977. A December 20, 2018 storm split it in half, and it reopened after repairs in 2019. The promenade runs almost the entire length of the beach, from East Beach to West Beach.

White Rock is a separate city, but its public schools are run by the Surrey School District.
The district lists White Rock Elementary at 1273 Fir St, École Peace Arch at 15877 Roper Ave, H.T. Thrift at 1739 148 St and Semiahmoo Secondary at 1785 148 St. Most of White Rock is in the Semiahmoo Secondary catchment, but the east side can fall in a different one. Check the exact address with the Surrey Schools School Locator, where the district has the final word.
White Rock FAQ
Is White Rock part of Surrey? No. White Rock is its own city, with its own council and property taxes. It shares the Surrey School District, and FVREB reports its market together with South Surrey.
What kind of homes are in White Rock? Mostly apartments. In the 2021 census, 56% of occupied homes were apartments in buildings, 24% were single-detached houses and 17% were units in duplexes (including houses with a suite).
How old is White Rock's housing? In the 2021 census, 39% of White Rock's homes were built before 1981. Review the strata's depreciation report, minutes and reserve fund before removing subjects.
Which high school serves White Rock? Most White Rock addresses are in the Semiahmoo Secondary catchment. Three of the four addresses I checked returned Semiahmoo; one on the east side (Roper Avenue) returned Earl Marriott. Always check the specific address.
How long is the White Rock Pier? 470 metres, according to the City of White Rock. It was first built in 1914/15.
