These are detached houses for sale in South Surrey: one house on its own lot, at any price. Acreage, farms and mobile homes are left out so you can compare houses on regular city lots.
South Surrey's house lots vary more than most buyers expect. Part of the reason is history. The City notes in its zoning summary that Surrey was first laid out with curved roads and cul-de-sacs, then switched to a straight grid in the 1980s. So many older streets have pie-shaped lots with no lane, while newer areas follow the grid.
The zoning tells you a lot about the lot. On July 8, 2024 the City replaced its old single-family zones with new ones, listed on its Small-Scale Multi-Unit Housing page:
When you see a listing, ask for the zone. An R2 lot on a quiet older street and an R4 lot in a new subdivision are very different houses, even at a similar price.
Crescent Beach is a good example of an older house area. The City's Crescent Beach Land Use Plan describes it as a small, mostly residential neighbourhood at the mouth of the Nicomekl River, with Blackie Spit Park and views of Boundary Bay. The plan's goal is to keep its seaside village feel, so don't expect big new subdivisions there.
In the newer Grandview Heights plans, the City set aside low-density land for detached houses and duplexes at 6 to 10 units per acre, per the Morgan Heights plan.
For a feel of each area, my South Surrey and White Rock neighbourhood guides cover Ocean Park, Morgan Creek, Elgin and the rest.
Each area has its own guide: Crescent Beach and Ocean Park, Elgin Chantrell, Morgan Creek, Sunnyside Park, King George Corridor, Pacific Douglas, Grandview Heights and White Rock. Want acreage instead of a city lot? See the Hazelmere guide.
Because of the B.C. small-scale housing law, Surrey's new zones apply to urban lots under 4,050 square metres (one acre) inside Metro Vancouver's urban containment boundary. The City says that's more than 72,000 lots across Surrey. On those lots, the zones allow combinations like a house with a garden suite or coach house, or a duplex.
Triplexes and fourplexes are allowed in the R3 zone, but the City's summary says they need lane access. With all the older cul-de-sac lots in South Surrey, that rules a lot of lots out. If you're buying a house partly for what you could build later, we check the zone, the lane and the lot shape before you write an offer. The City also started a review of these rules in July 2026, so I'll confirm the current version for any lot you like.
A coach house is a second, smaller home on a house lot. Surrey's small-scale housing page defines it as a dwelling unit above or attached to a detached garage. Most South Surrey examples sit on compact, lane-access lots, which are now zoned R4 or R5. The City's table shows the old RF-12C and RF-9C coach house zones became R4 Small Lot Residential and R5 Compact Residential.
In the R4 zone, Part 16 of Surrey Zoning By-law No. 12000 sets these limits:
The R5 zone is meant for compact lots, typically with rear lane access, of 291 square metres or more. Surrey's suite page says a secondary suite is not permitted within a coach house or garden suite. The City also says the 2024 rules don't legalise coach houses built without permits, so ask for the permit and final inspection.

South Surrey is in the Surrey School District (SD36). Catchments follow the exact address, so confirm it with the district before you count on a school.

Since July 8, 2024, the old standard RF zone is R3 Urban Residential. The old half-acre and quarter-acre zones are now R1 and R2, oceanfront lots are R2-O, and narrow-lot zones became R4 or R5. Ask for the zone of any house you like.
Fourplexes are allowed in the R3 zone, but the City requires lane access for them. Many older cul-de-sac lots don't have a lane, so check the lot first.
No. It shows detached houses on regular lots. Acreage and farm properties are on their own pages.

Surrey's former RF-12C and RF-9C coach house zones became R4 Small Lot Residential and R5 Compact Residential on July 8, 2024. In R4, a coach house needs lane access and must be 35 to 75 square metres, not counting the garage.
No. The City of Surrey says a secondary suite is not permitted within a coach house or garden suite.
