These are detached houses for sale in Pitt Meadows, at any price. Acreage and farms are left out, and so is any lot of one acre or more, so you're comparing house lots in the city's urban area.
Pitt Meadows is mostly farmland. The City's financial plan says about 78% of its land is in the Agricultural Land Reserve, and its Official Community Plan names agriculture as the dominant land use, with farmland protected for food production. The houses on this page are in the built-up part of the city, around the core and the south Bonson Road area.
The City's dikes page says Pitt Meadows is almost entirely protected by 60 km of dikes, and its land base lies almost entirely within the Fraser Valley floodplain. Because the land is low, the drainage areas drain through floodboxes and pump stations. The financial plan says over 85% of the city's land base is within the floodplains of the Fraser, Pitt and Alouette rivers.
For a buyer, that makes flood questions part of the normal checklist. Ask about the property's elevation, any floodplain covenant on title, and home insurance before you remove conditions.
In Jared's Paragon sold data for July 1 to October 8, 2026, the median lot size for detached houses sold in the South Meadows sub-area was 7,204 square feet, based on 10 sales with a lot size recorded. South Meadows lines up roughly with what City pages call South Bonson, along Bonson Road south toward the Fraser River, including Osprey Village on Barnston View Road.
Council adopted the Official Community Plan, "I See Pitt Meadows 2040", on September 27, 2022, replacing the 2008 plan. On September 29, 2026, it adopted the North Lougheed Area Plan, which covers about 50 hectares on the north side of Lougheed Highway between Meadow Gardens Golf Course and Harris Road. The City expects that area to develop gradually over many years.
Pitt Meadows is in Maple Ridge-Pitt Meadows School District (SD42). Pitt Meadows Secondary, at 19438 116B Avenue, is the only public secondary school in the city on the B.C. government's school list. Confirm elementary catchments with the district.
