What is a typical price for a detached home in Langley?

Is Langley a buyer's or seller's market?

FVREB answers this with the sales-to-active listings ratio: a month's sales divided by the homes for sale at month end. It treats 12% to 20% as balanced. Below 12% favours buyers, and above 20% favours sellers. Detached homes, townhouses and apartments often sit in different ranges, so check the ratio for the type you want to buy. What is the difference between the City of Langley and the Township of Langley?

They are separate municipalities with their own councils. The City of Langley is about 10 square kilometres and was incorporated in 1955 (City of Langley). The Township of Langley covers about 316 square kilometres (Township of Langley). FVREB reports Langley as one statistics area. How much of Langley is farmland, and how does the ALR affect buying?

About 75% of the Township of Langley (235 of its 316 square kilometres) is in the Agricultural Land Reserve, according to the Township of Langley. In the ALR, farming is the priority use and non-farm uses are controlled (Province of BC land use inventory). If you're looking at acreage or a farm, check that parcel's ALR status and what the Agricultural Land Commission allows before you remove subjects. How do I find the school catchment for a Langley home?

Use the School Locator on the Langley School District (SD 35) website and enter the address. The district also publishes catchment maps for the current school year, and its registration pages direct families to the locator. If you're unsure, the school board office is at 604-534-7891. Catchments can change, so confirm the exact address before you buy.
