September numbers from the Fraser Valley Real Estate Board (FVREB) are out. Here is what they say about South Surrey, White Rock and Langley, with Cloverdale and Abbotsford for context. Every figure below comes from the board's September 2026 statistics package.
South Surrey and White Rock had more sales at lower prices. Detached sales were up 46.3% year over year and townhouse sales up 62.1%, while both benchmark prices fell (-7.4% and -11.2%).
Langley townhouses are the tightest segment we track. About 21.6% of active listings sold in September (derived), just above the board's 12-20% balanced range.
The Fraser Valley as a whole is still a buyer's market. The board-wide sales-to-active ratio was 9%, and inventory sits 31% above the 10-year seasonal average.
The board recorded 922 sales in September, down 2.0% from August and 4.2% from September 2025. New listings jumped 18.8% month over month to 2,818, but that is still 18.2% fewer than a year ago.
Active listings held at 9,763, down 7.7% year over year. The composite benchmark slipped 1% for the month and 7% for the year.
By property type, the detached benchmark is $1,300,000 (-1.5% m/m, -8.8% y/y), now $460,000 below its March 2022 peak. Townhouses sit at $745,300 (-0.7%, -6.2%) and apartments at $461,800 (-0.9%, -9.3%). Average days to sell were 45 for detached, 38 for townhouses and 46 for condos.
For context, the Bank of Canada held its policy rate at 2.25% at its September 2, 2026 decision. The next scheduled announcement is October 28.
Note: the FVREB reports South Surrey and White Rock as one combined area. There is no separate South Surrey figure.
This is the story of the month. Detached sales rose from 41 to 60 and townhouse sales from 29 to 47 compared to last September. Prices did not follow. The detached benchmark is down 7.4% on the year and the townhouse benchmark is down 11.2%, the steepest townhouse drop among the areas covered here. Buyers are showing up, but they are paying less.
Supply is still deep at the top end. With 600 detached homes active and 60 sold, the derived ratio is 10.0%, below the balanced range. Townhouses (16.6%) and apartments (13.9%) sit inside it. Apartment sales were the one segment to fall, down 12.2%.
The long view is worth knowing. The combined residential benchmark is $990,300, down 7.3% over one year and up just 0.9% over ten years. Langley is up 37.9% over the same decade. Browse current South Surrey homes, townhomes under $1.2M, condos or White Rock.
Langley is steadier. Benchmarks moved less than one per cent for the month in detached and townhouse, and the townhouse benchmark is down only 4.4% on the year, the smallest annual drop here.
Townhouses are the tight spot. Sixty-one sales against 283 active listings works out to 21.6% (derived), just over the top of the balanced range. All three Langley segments land at or above 14%, which is a different picture from the board-wide 9%.
Detached supply is also thinner. Active detached listings are down 16.7% from a year ago, to 449. Langley sold 64 detached homes from that pool, while South Surrey and White Rock sold 60 from 600. That is roughly 7 active listings per sale in Langley versus 10 in South Surrey and White Rock (derived). The residential benchmark is $941,800, down 6.2% on the year and up 37.9% over ten years. See Langley homes, townhomes under $1.2M and condos under $499K.
Cloverdale: detached benchmark $1,317,200 (-6.9% y/y) with 32 sales and 201 active. Townhouses $754,300 (-5.6%), 28 sales, 138 active. Apartments $506,700 (-8.9%), 9 sales, 60 active.
Abbotsford: detached $1,087,000 (-11.1% y/y), 45 sales, 440 active. Townhouses $592,600 (-8.6%), 27 sales, 254 active. Apartments $370,200 (-11.0%), 31 sales, 318 active. The deepest detached and apartment declines of the areas covered here.
In South Surrey and White Rock, detached and townhouse prices are lower than a year ago and there is plenty to pick from, especially detached. In Langley townhouses, expect more competition for well-priced homes, since that segment is selling faster than the rest of the market. If you are buying your first place, run the numbers with the first-time buyer calculator and check the first-time buyer program and GST rebate pages.
Price to the current benchmark, not last year's. In South Surrey and White Rock, sales are up but buyers have a lot of choice, so condition and pricing decide who sells. Langley sellers have less competing supply, particularly in townhouses, but benchmarks are still drifting down month to month. Start with a home evaluation.
All market figures: FVREB September 2026 statistics package (released October 5, 2026), including the MLS Summary and MLS Home Price Index pages. Area data also available in the FVREB municipal market report. Policy rate: Bank of Canada. Sales-to-active ratios marked "derived" are September sales divided by September active listings, calculated by me from the package figures. South Surrey and White Rock are reported as one area by the board. Benchmark prices are not predictions.
