These are half duplexes and full duplexes for sale in Tsawwassen, Delta. Both sides of a building can come up for sale on their own, and each half can have its own owner.
Most half duplexes are a two-lot strata. Each owner holds one half of the building, and the strata holds any common property. Under the Strata Property Act, the line between two strata lots is generally the middle of the wall, floor or ceiling that separates them, so check the strata plan for the exact boundaries.
A full duplex is one title with two homes in one building. Ask whether the listing is the whole building or one side, because the price, financing and paperwork differ.
Delta Council adopted zoning changes for small-scale multi-unit housing on June 24, 2024. A staff report to Council in April 2026 says the changes allow single detached homes, duplexes, secondary suites, coach houses and garden suites without rezoning. The City's letter to the Province says up to four units are allowed on residential lots, with six only near frequent transit along Scott Road.
The same report says duplexes and coach houses were extremely limited before the change. From June 25, 2024 to December 31, 2025, Delta permitted 138 duplex units across the whole city. That means some Tsawwassen duplexes are brand new, while others are much older.
In April 2026, staff proposed more changes, including a separate houseplex zone and an extra metre of height. The report notes that basements are impractical in Ladner and parts of Tsawwassen. Council did not adopt those changes; staff will report back in 2027.
A suite is a common question with Tsawwassen duplexes. These are the rules Delta and the Province publish:
Whether each half of a duplex can hold its own suite in Delta is UNVERIFIED, so confirm with Delta's building department before you rely on it. Delta's accessory dwelling guide also says a secondary suite is not allowed in the same building as a coach house or garden suite.
A listing that says "suite" may describe an approved suite, a basement area or a plan. Ask whether a permit was issued and whether a final inspection was done.
Delta's 2024 Official Community Plan places parts of Tsawwassen near the Boundary Bay foreshore within flood areas, with a minimum floor elevation. Newer homes there may sit higher than their neighbours. Ask whether the title carries a flood covenant.

Delta's zoning changes adopted June 24, 2024 allow duplexes on residential lots without rezoning, subject to the bylaw's limits. Confirm the rules for your lot with the City of Delta.
A suite needs a building permit and must meet Delta's Zoning Bylaw and the BC Building Code. The Province's guide says the Code permits suites only in side-by-side duplexes. Whether each half can have one in Delta should be confirmed with the City.
No. Delta says a secondary suite cannot be strata-titled or sold separately from the home.
Under the Strata Property Act, the boundary between two strata lots is generally the middle of the wall that separates them, unless the strata plan says otherwise.
