Planning and zoning

Planning in English Bluff

Delta adopted a new Official Community Plan in 2024. Zoning and the plan designation apply lot by lot.

  • Delta now allows 3 units on a single detached or duplex lot up to 280 square metres and 4 units on a bigger lot. Secondary, coach and garden suites count toward those limits.

Before you buy in English Bluff

  1. Confirm the zoning. Ask the City of Delta what the property is zoned and what the plan says about it and the lots around it.
  2. Confirm the school catchment. Use the Delta School District school locator for the exact address.
  3. Get a slope and drainage check. On a bluff lot, have a professional look at retaining walls, slope drainage and any geotechnical report.
  4. Confirm any suite. Ask whether it was permitted before you count on it.
  5. Ask about the view. Ask whether any covenant protects the view, and what the lots below could build under their zoning.
  6. Read the title for covenants. Look for covenants on slope, drainage or building height, and for any right of way to the beach stairs.
