These are homes for sale in South Surrey and White Rock where the listing reports an ocean view. Houses, townhomes and condos are all included, at any price.
An ocean view is the seller's description of what you can see from the home. It is not a survey or a guarantee. One home may look across open water from every room, while another catches the bay from a single deck. Some views are seasonal and open up when the leaves drop.
Ask three things on every showing: which rooms have the view, what sits between the home and the water, and whether anything could be built or grow in front of it. Visit at different times of day, because light and haze change what you see.
South Surrey and White Rock sit on Semiahmoo Bay and Boundary Bay, and much of the housing climbs the slopes above them. A few places the cities themselves describe:
For Crescent Beach and Ocean Park listings of every kind, see Crescent Beach and Ocean Park homes for sale. For White Rock as a whole, see White Rock homes for sale.
View homes here come in every form. A detached house on the bluff may hold its view from the main floor and a deck. A condo higher up a building may see over the roofs below. A townhome usually depends on where its unit sits in the complex.
To compare by type, see South Surrey houses, South Surrey townhomes, South Surrey condos and White Rock condos. If you want the shoreline itself, not just the view, see South Surrey and White Rock waterfront homes.
Many view condos and townhomes are strata properties. The Province says owners in all strata properties must follow the Strata Property Act, its regulations and the strata's bylaws and rules. Bylaws can cover things that touch a view, such as balcony coverings, plantings and alterations, so read them before you remove subjects.
The City of White Rock says a single track rail line runs along its waterfront 24 hours a day. It is operated by BNSF and used by BNSF and Amtrak passenger trains. Many homes with the best views of the bay are also within earshot of that line.
The City partnered with BNSF and Transport Canada to install 16 gates at eight entry points to the Promenade. BNSF told its crews to stop sounding horns at the eight promenade crossings starting January 29, 2020, though engineers still sound them if they see people or animals on the tracks.
White Rock is its own city, and the homes around it are in the City of Surrey. Property taxes, permits and bylaws come from whichever city the home is in, so check the city on the listing and on the tax notice.
The City of White Rock describes its Promenade as 2.19 kilometres long. The 470 metre pier was first built in 1914/15 and extends into Semiahmoo Bay. A storm on December 20, 2018 destroyed a third of the pier along with the western wharf and floats. The City says the rest of the pier is nearing the end of its service life, and its replacement has federal approval in principle for $25,935,000.
Not every view home is high on a bluff. Some sit near sea level, where the City of Surrey's Coastal Flood Adaptation Strategy applies. Council approved the strategy in November 2019. The City says more than 2,500 people in areas including Crescent Beach and Mud Bay will be affected by coastal flooding, and that the coastal floodplain covers 20% of Surrey's land.
No. The view on a listing is the seller's description. Trees and new buildings can change a view over time, so check what could be built or grow in front of the home.
The City of Surrey says Kwomais Point Park, on the bluffs above Semiahmoo Bay, looks across to Tsawwassen, Vancouver Island and the San Juan Islands, and that Crescent Beach offers views of Boundary Bay and the North Shore Mountains.
Yes. The City of White Rock says a single track BNSF line runs along the waterfront 24 hours a day and is used by BNSF and Amtrak passenger trains.
