Below are townhomes for sale in Langley City and the Township of Langley whose MLS® listings are marked with an age-restriction bylaw. Check the strata bylaws and Form B on each one to confirm the exact rule.
Langley covers two cities: the City of Langley, around the downtown core and Fraser Highway, and the much larger Township of Langley, which takes in Murrayville, Walnut Grove, Willoughby, Brookswood, Fort Langley and Aldergrove. Townhomes with age-restriction bylaws come up across both, so this page searches the whole Langley area.
Listings have included homes in complexes such as Chelsea Green, Chartwell Green, Orangewood, Garden Terrace and Twin Lakes. That doesn't mean every unit in those complexes is on the list below, or that a given complex has an age bylaw today. The live list checks each listing's bylaw flag instead.
Many buyers here are moving out of a family house in Walnut Grove, Murrayville or Brookswood and want to stay close to the same shops, church and golf course. Others are moving in from Surrey or Vancouver. Layouts range from rancher-style units with the main bedroom on the main floor to two-storey plans, so check each floor plan before you book a showing.
The City of Langley is a compact city of about 10 square kilometres. The Township of Langley borders it on the north, east and south, and Surrey is to the west. The Nicomekl River runs east–west through the middle of the City. Its historic downtown core is centred on the Fraser Highway One-Way between 204 and 206 Street, with Glover Road linking downtown north toward the Kwantlen Polytechnic University campus. Townhomes in the City are often a short walk or drive from those downtown shops and services.
The Township is much larger and made up of separate communities, each with its own community plan, including Murrayville, Walnut Grove, Willoughby, Brookswood-Fernridge, Fort Langley and Aldergrove. Murrayville sits on both sides of Fraser Highway, immediately east of the City. Fort Langley and Aldergrove are smaller centres with fewer townhomes, so listings there come up less often.
If you want to drive less, compare the walk to groceries, transit and a pharmacy for each complex before you book a showing. That distance changes a lot between a complex near a town centre and one on the edge of a neighbourhood.
For more on each area, see my Langley neighbourhood guides and the City of Langley guide.
In BC, a strata corporation can pass a bylaw requiring one or more people living in a strata lot to be at least a set age, and that age can't be lower than 55 (Strata Property Act, section 123.1). Section 123.2 lists people the bylaw doesn't apply to, such as someone already living in the unit before the bylaw passed, and some caregivers. Strata corporations can change bylaws by vote, so the rule on one listing today may not be the rule next year.
This page shows Langley listings that are marked with an age-restriction bylaw on MLS®. That flag is entered by the listing agent. It doesn't tell you the exact age, whether it applies to one resident or all of them, or how the strata applies it. Before you write an offer, confirm the details in the strata bylaws and the Form B Information Certificate. I can request them for any listing on this page.
Most buyers on this page are also sellers, and timing the two moves is often the hardest part. If you'd like to know what your current home could sell for, start with a home evaluation, then run the numbers on the mortgage calculator. On this page it means a townhome in Langley whose MLS® listing is marked with an age-restriction bylaw. BC strata corporations can pass bylaws requiring one or more residents to be at least a set age, not lower than 55. Confirm the exact rule in the strata bylaws and Form B for each listing.
Not necessarily. Listings have included homes in Chelsea Green, Chartwell Green, Orangewood, Garden Terrace and Twin Lakes, but this page does not claim any complex is age-restricted. Bylaws can change by vote, so check the current bylaws for each listing.
Ask for the registered strata bylaws and the Form B Information Certificate, and read the last two years of minutes. Jared can request these for any listing before you write an offer.
It depends on the wording. A bylaw may require one resident or every resident to meet the age. Under section 123.2 of the Strata Property Act, it does not apply to some people, such as a person already living in the unit before the bylaw passed and some caregivers.
The listings come from MLS® and update daily. Homes sell, new ones are listed, and the age-restriction flag is entered by each listing agent, so use the live list below rather than a complex name alone.
Yes. Most buyers on this page are also selling. Start with a free home evaluation, then call or text Jared at 604-928-1361 to plan the timing of both moves.
