For townhome buyers in Murrayville and the rest of Langley, I read the strata plan, bylaws and repair records with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system used by local REALTORS®, Murrayville is Langley sub-area F60. This feed pulls only Murrayville townhouses, so you won't see its houses, condos or duplexes here. The sections below cover townhomes around the civic core, getting around and what i compare between complexes, plus the checks I run before you write an offer.
Murrayville is the Township's traditional civic core, with the hospital, RCMP main detachment and school district offices. Townhome complexes are spread through the residential streets around that core. The Murrayville Community Plan shows where attached housing is planned.
Fraser Highway runs through Murrayville, west toward the City of Langley and east toward Aldergrove. The W.C. Blair Recreation Centre sits right on it, and Langley Regional Airport is also in the community, per the Township.
Ask for the Form B and the depreciation report, and read two years of council minutes.
The W.C. Blair Recreation Centre is at 22200 Fraser Highway, and Murrayville Library is on 48 Avenue. Langley Fundamental Middle & Secondary is at 21250 42 Avenue, and Langley Secondary is another option. Confirm catchments with the SD35 locator.
Murrayville townhomes appeal to buyers who want to be close to the hospital, the recreation centre and the shops without living in an apartment. Downsizers often look here for a rancher-style unit, and families like having schools and parks nearby. Many complexes are on quieter internal roads, which helps if you have young kids or a dog. If you're moving from a house, check that the garage can hold what you plan to keep, and ask about storage rules for bikes, kayaks or a trailer.
I compare complexes on floor plans, fees and the state of the building, and I read the minutes with you so there are no surprises. If a unit is older, I'll help you plan for what may come up in the next few years. I can also set up an alert so you hear about new Murrayville townhome listings right away. Call or text me any time.
Ask what's been updated in the unit and when, whether any work was done with strata approval, and if any levies have been approved but not yet paid. These answers help you compare units fairly. It's also worth asking how many units in the complex are owner-occupied, how long the current property manager has been in place, and whether the strata council meets regularly. A well-run strata usually shows it in tidy minutes and a clear budget.
The Province notes that townhouses can be conventional stratas or part of a bare land strata, and you can't tell by looking. In a conventional strata, the exterior and roof are usually common property. Patios and yards are often limited common property. Read the strata plan before you assume who pays for what.
James Hill Elementary at 22144 Old Yale Road and Langley Fundamental Elementary at 21789 50 Avenue are close to many Murrayville complexes. For older kids, Langley Fundamental Middle & Secondary is at 21250 42 Avenue. The catchment maps confirm which schools go with an address.
The 560 runs between Murrayville and Langley Centre. By car, Fraser Highway runs through the community toward Langley City and Aldergrove.
If you plan to update flooring or a kitchen, read the strata bylaws on alterations first. Many stratas need written approval before work starts, especially for anything touching common property or limited common property.
