These are detached houses for sale in Willoughby, Township of Langley, at any price. Willoughby's streets are shaped by the Township's neighbourhood plans, which changed in 2026.
Willoughby grew one neighbourhood plan at a time. Since June 15, 2026, those plans are the Willoughby Transit Corridor Plan, the Gordon Neighbourhood Plan, and the Yorkson, Smith and Williams plans, as listed on the Township's community and neighbourhood plans page. The corridor plan covers the old Carvolth, Latimer, Jericho, Routley and South West Gordon Estate areas.
For a house buyer, the plan tells you a lot. In older, finished parts of Willoughby, the street is probably what it will stay. In plan areas still filling in, there may be years of construction nearby.
Smith and Williams both kept their own neighbourhood plans in the 2026 update, and both were updated in December 2025. If you're buying a house near one of them, I'll pull the current land use map with you so you can see what's planned for the lots around you, from parks to townhouses to apartments.
The Township's small-scale housing page explains how the B.C. housing law works here. Since November 18, 2024, an eligible lot can have:
The lot also has to be on city water and sewer, inside the urban containment boundary. And there's a catch near Willowbrook: lots inside the Township's Transit-Oriented Area don't get the small-scale housing option, because different rules apply there. Ask me to check before you assume.
The Township's Willoughby Community Plan update page says TransLink has proposed bus rapid transit on 200 Street, with five stations in the corridor plan area. Those stations are planned as hubs with more intensive mixed-use building.
Applications made before June 15, 2026 can still proceed under the old plans until June 15, 2028, so check what's approved next door too.
Willowbrook Station, at 196 Street and Fraser Highway, will serve Surrey, the Township and the City of Langley. The Province expects the Surrey Langley SkyTrain line to open in late 2029. That's the same station the Township's Transit-Oriented Area is built around.
Willoughby is in the Langley School District (SD35). R.E. Mountain Secondary at 7633 202A Street and Yorkson Creek Middle School at 20686 84 Avenue are two of the schools serving the area. Catchments follow the address, so confirm for each house.
FVREB reports the City and Township together, so its Langley detached benchmark covers Willoughby along with the rest of Langley. Source: FVREB. See the latest numbers.

3 units for lots of 280 square metres or less, and 4 units for lots between 280 square metres and 4,050 square metres (1 acre). Properties within a Transit Oriented Area are not eligible.
TransLink's proposed bus rapid transit line includes five stations within the Willoughby Transit Corridor Plan area, each envisioned as a new neighbourhood hub with more intensive mixed-use development.
R.E. Mountain Secondary is at 7633 202A Street and Yorkson Creek Middle School is at 20686 84 Avenue. Confirm the catchment for each address with the district.
No. FVREB's Langley detached benchmark covers the whole Langley area, not Willoughby alone. See the latest Langley market numbers.
