This page lists detached houses only in Murrayville. Many streets have established homes, and you're still minutes from the hospital, W.C. Blair and the 48 Avenue shops. For every home type in the area, see my Murrayville homes for sale page.

For house buyers in Murrayville and the rest of Langley, I check the permits, zoning and lot rules with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system used by local REALTORS®, Murrayville is Langley sub-area F60. This feed pulls only Murrayville detached houses, so you won't see its townhomes, condos or acreages here. The sections below cover home styles and streets, suites and extra units and flowing wells, plus the checks I run before you write an offer.
Murrayville's detached homes range from older ranchers and split-levels to newer two-storey houses where lots have been redeveloped. The Murrayville Community Plan shows which areas are planned for single-family homes and where change is expected.
Under the Township's small-scale housing rules, eligible serviced lots inside the Urban Containment Boundary can have 3 units on lots up to 280 m² and 4 on lots from 280 m² to 1 acre. The B.C. Building Code allows one secondary suite per principal dwelling. I confirm eligibility with Township staff for each address.
The Township has a provincial advisory on flowing artesian wells that applies to parts of the Township. If you plan to dig a basement or drill, ask about it early.
The W.C. Blair Recreation Centre is at 22200 Fraser Highway and Murrayville Library is at 100-22071 48 Avenue. Langley Memorial Hospital is in the community. Langley Fundamental Middle & Secondary and Langley Secondary are nearby; check catchments with the SD35 locator.
Detached buyers in Murrayville often want an established street with a bigger lot, close to the hospital and the recreation centre. Some plan to renovate an older house, others want to build new, and some want a suite to help with the mortgage. Because the community is the Township's traditional civic core, you get a lot of services nearby without being in the busiest part of Langley. If you're looking at an older house, budget for updates to the roof, windows and mechanical systems, and get a proper inspection.
I check zoning, permit history and any suite before you write, and I'll ask the Township about the rules that apply to the lot. I'll also show you recent sales nearby so your offer has context. If you're thinking about building, I can help you understand the steps before you buy. Call or text me to book showings.
If you plan to rebuild, check setbacks, tree rules and servicing for the lot with the Township before you remove subjects. A house that looks like a teardown may have a strong foundation, and a newer house may still need work. An inspection and a chat with a builder can save you money. Also look at the lot itself: slope, drainage, sun exposure and how close the neighbours' houses sit. Those things are hard to change later, while kitchens and floors are not.
For older houses I order the Township's building records. They can include past permits, the date of final inspection, a survey certificate and a site plan. That tells you whether an addition, garage or suite was built with permits.
The Township's small-scale housing rules don't apply to lots inside a Transit Oriented Area or with a heritage designation by bylaw. They also only apply to serviced lots up to 1 acre inside the Urban Containment Boundary. I confirm all of that for each address before you plan a suite or garden suite.
James Hill Elementary and Langley Fundamental Elementary are close to many Murrayville streets. TransLink's 560 connects Murrayville to Langley Centre.
Two houses a few blocks apart can feel very different. Walk to the nearest bus stop, park and school from each one, and check how busy the street is at rush hour. Murrayville has quiet residential streets close to busier roads like Fraser Highway and 48 Avenue.
