These are half duplexes for sale in Willoughby, in the Township of Langley. Each half is its own home with one shared wall, and some are on their own lot rather than in a strata. For every other home type in the area, see my Willoughby homes for sale page.

I help buyers find half duplexes in Willoughby, in the Township of Langley, and I check the plan, title and suite questions before anyone writes an offer. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
This page shows duplexes and half duplexes for sale in Willoughby, which Paragon, the MLS® system local REALTORS® use, files as the Willoughby Heights sub-area of Langley. A half duplex is one side of a building split into two homes. You own your side and share one wall with the neighbour. Willoughby is in the Township of Langley, not the City of Langley, so the Township's zoning bylaw and plans are the ones that apply.
Willoughby has been built out in stages under neighbourhood plans, so newer streets and smaller lots can sit next to land that hasn't been developed yet. For schools, parks and shopping, read my Willoughby guide.
The Township guides Willoughby through a community plan and a set of neighbourhood-level plans. The Township has replaced the old Willoughby Community Plan and created two new plans:
The Yorkson, Smith and Williams Neighbourhood Plans stay in place on their own. The Township says applications made before the change can still proceed under the old plans for a transition period, so two sets of rules can apply side by side for a while. If a half duplex backs onto undeveloped land, ask which plan covers that land and what it's designated for.
A duplex is one building with two homes in it. The Township describes a semi-detached dwelling as a duplex building that straddles two lots, so each half can sit on its own legal lot with the property line running through the shared wall. On MLS, each side is usually listed on its own as a half duplex.
A half duplex can be owned two ways. It can be a strata lot in a two-lot strata, with a strata corporation, bylaws and Form B paperwork. Or each half can sit on its own legal lot, with no strata at all. Ask early for the title, the strata plan if there is one, and any agreements about the shared wall and roof.
The Township allows small-scale multi-unit housing on eligible lots. To qualify, the Township says a property must:
Eligible lots can have 3 units at 280 m² or less, and 4 units from 280 m² up to 4,050 m². Lots that don't qualify are limited to one home plus one secondary suite or accessory dwelling unit, depending on zoning. These lots need at least one parking space per unit and at least two per lot. A Development Permit with form and character guidelines is required unless an exemption applies.
The Township says secondary suites are allowed in duplexes and in semi-detached dwellings. Adding one needs a building permit, confirmation of parking, and strata permission where it applies. The BC Building Code allows only one secondary suite per principal dwelling unit, so a half duplex can have one suite at most. A suite only counts if it was built with permits, so ask for the permit history.
The Township has one Transit Oriented Area, the 800 m radius around the planned Willowbrook SkyTrain station on 196 Street, at the west edge of Willoughby. Inside it, the small-scale housing rules above don't apply, and the Province sets minimum allowable heights and densities instead. If a listing is near 196 Street, check whether it falls inside that radius.
For current figures, see my Fraser Valley Market Stats page. If you'd rather have a strata home with less upkeep, my Willoughby townhomes for sale page lists those. To see half duplexes in every part of Langley, including the City, go to my Langley half duplexes for sale page.
