For condo buyers in Murrayville and the rest of Langley, I read the Form B, bylaws, minutes and depreciation report with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system used by local REALTORS®, Murrayville is Langley sub-area F60. This feed pulls only Murrayville apartments and condos, so you won't see its houses, townhomes or duplexes here. The sections below cover a civic centre with apartments, close to the hospital and recreation and errands, plus the checks I run before you write an offer.
The Township says Murrayville is home to Langley Memorial Hospital, the Langley RCMP main detachment, the Langley School District offices, the W.C. Blair Recreation Centre and Langley Regional Airport. Apartments tend to sit near the Fraser Highway and 48 Avenue area (Murrayville Library is at 100-22071 48 Avenue), a short walk from those services. The Murrayville Community Plan (Bylaw No. 2661) sets out planned land use.
Langley Memorial Hospital is run by Fraser Health in Murrayville. Many buyers who work shifts there look for a condo they can walk or bike to. If that's you, check parking for visitors and your own stall in the strata plan.
The W.C. Blair Recreation Centre is at 22200 Fraser Highway. Murrayville Library is at 100-22071 48 Avenue, and Fire Hall 6 is at 22170 50 Avenue, per the Township.
Murrayville is in the Langley School District, whose offices are in the area. Langley Secondary and Langley Fundamental Middle & Secondary (21250 42 Avenue) are nearby options; confirm catchments with the SD35 locator.
Murrayville condo buyers include hospital staff, downsizers who want the recreation centre and library nearby, and first-time buyers who want to stay in the Township. Being close to the civic core means a lot of services in one place: the hospital, the RCMP main detachment and the school district offices are all in Murrayville, according to the Township. Some buildings face busier roads, so visit at rush hour and in the evening before you decide which side of a building you want.
I review the Form B, the depreciation report and recent minutes with you, and I point out anything that could mean a special levy. If an age restriction applies, I make sure it fits your plans. I can also compare units in different buildings so you see the full picture. Call or text me to book showings for any listing on this page.
When you buy, think about who will buy from you later. Things like a second bedroom, in-suite laundry, a parking stall and a storage locker help a condo appeal to more buyers down the road. Ask me which features matter most in Murrayville buildings.
TransLink's 560 runs between Murrayville and Langley Centre, where you can connect to the Fraser Highway routes such as the 501 and 502 to Surrey Central Station. If you're planning around the future SkyTrain, Langley City Centre Station will be at the end of those routes.
Every B.C. strata must keep a contingency reserve fund, topped up by at least 10% of the operating budget each year. It pays for things like roofs and elevators, and those costs are usually planned in the depreciation report. The Province's bylaws page explains how stratas set rules, which is where age limits and pet rules live.
Elementary schools near Murrayville include James Hill Elementary at 22144 Old Yale Road and Langley Fundamental Elementary at 21789 50 Avenue. Check the SD35 catchment maps for each building.
Visit a Murrayville building at more than one time of day. Hospital shift changes and school drop-off can change traffic on nearby streets. Ask about the building's insurance deductible as well, since owners may be responsible for part of it after a claim.
FVREB reports Langley as one area, so there's no Murrayville-only condo number. See my Fraser Valley market stats page.
