For condo buyers in Walnut Grove and the rest of Langley, I read the Form B, bylaws, minutes and depreciation report with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system used by local REALTORS®, Walnut Grove is Langley sub-area F61. This feed pulls only Walnut Grove apartments and condos, so you won't see its houses, townhomes or duplexes here. The sections below cover where the condos are, daily life within walking distance and what i check on a walnut grove condo, plus the checks I run before you write an offer.
The Township describes Walnut Grove as a residential neighbourhood with a community centre, movie theatres and shops, and notes that the Golden Ears Bridge links this part of Langley to communities north of the Fraser River. Apartment buildings tend to cluster close to those shops and along the main roads, while the inner streets are mostly houses and townhome complexes. The area's land use is set out in the Walnut Grove Community Plan (Bylaw No. 1836). If you're looking at a building near a vacant or older commercial site, the plan is the place to see what's expected next door.
The Walnut Grove Community Centre at 8889 Walnut Grove Drive has the pool and recreation programs, and Dean Drysdale Library shares the same address. The Walnut Grove Community Policing Office is at 108-8850 Walnut Grove Drive, and Fire Hall 8 is at 9580 208 Street. For a condo owner, having the library, pool and shops on one strip means a lot of errands without moving the car.
In Walnut Grove I mostly see two kinds of condo buyers. First-time buyers like being near the pool, library and grocery stores without paying for a house. Downsizers who raised a family in the area want to stay close to friends and the same doctor, just without the yard work. Both groups care about the same things: a quiet side of the building, secure parking, and a strata that has kept up with maintenance. If you're coming from a house, measure your furniture before you tour. Many older Walnut Grove units have generous rooms, but storage lockers vary a lot from one building to the next.
I pull the strata documents early, flag anything in the minutes that points to upcoming work, and help you compare buildings side by side. If a unit has been on the market a while, I'll look at why before we talk price. Call or text me and I can set up showings for the units on this page.
Three TransLink routes matter most for Walnut Grove condo owners. The 562 runs along Walnut Grove Drive between Walnut Grove, Carvolth Exchange and Langley Centre. From Carvolth Exchange, the 555 heads to Lougheed Station for SkyTrain, and the 595 crosses the Golden Ears Bridge to Maple Meadows Station. If you work in Burnaby or Coquitlam, a unit near a 562 stop can save you a second car.
Every B.C. strata must keep a contingency reserve fund for costs that come up less than once a year, such as a roof, elevator work or repaving. The Province requires stratas to add at least 10% of the annual operating budget to it each year. A healthy fund doesn't rule out a levy, but a thin one next to an older roof is a warning sign. I read the fund balance against what the depreciation report says is coming. Bylaws matter too. The Province's strata bylaws and rules page explains how stratas set rules on pets, noise and use of common property. Read them before you remove subjects.
