These are the detached houses for sale in Campbell Valley, the rural district in south Langley around the regional park. MLS® files acreage separately, so this feed leaves out listings coded as house with acreage and shows the homes coded as houses. For every home type in the area, see my Campbell Valley homes for sale page.

For house buyers in Campbell Valley and the rest of Langley, I check the permits, zoning and lot rules with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system used by local REALTORS®, Campbell Valley is Langley sub-area F67. This feed pulls only Campbell Valley detached houses, so you won't see its townhomes, condos or acreages here. The sections below cover around the regional park, what the houses are like and alr and housing, plus the checks I run before you write an offer.
Campbell Valley Regional Park, run by Metro Vancouver, sits at the heart of the district. It has trails for walkers, cyclists and horse riders, plus a Nature House, and many buyers come here to live close to it. The land around the park is rural and guided by the Township of Langley's Rural Community Plan.
Most properties here are acreage, horse farms and hobby farms, and those are on my Campbell Valley acreages and farms page. Houses come up less often, and even a house listing can sit on a large lot, so read the lot size on every listing.
Houses in Campbell Valley are spread along country roads rather than in subdivisions. You'll see ranchers, two-storey homes and some newer custom builds, often set well back from the road with long driveways and mature trees. Many have outbuildings, and some have barns or paddocks left from earlier farm use. If you'd rather compare detached homes across the whole Township, see all Langley houses for sale.
Much of Campbell Valley is in the Agricultural Land Reserve. Check each address on the Agricultural Land Commission's ALR map before you plan around a suite, a second home or a business. If the land is in the ALR, the ALC's housing rules apply to new homes and additions, and they can be stricter than Township zoning alone. I confirm what the ALC and the Township allow on that parcel before you rely on it.
Rural houses here often use a private well and a septic system. The Township's groundwater page explains the provincial rules for well users. For any house on a well, ask for recent water test results and plan for a flow test during your conditions. For septic, ask when the tank was last pumped and get an inspection.
The Township's building records search can provide past permits and a site plan, which often shows where the well, tank and field sit. If a listing mentions a suite, a barn or a shop, I check that it was permitted.
Glenwood Elementary and Brookswood Secondary are among the schools near the district. Each address has a set catchment, and rural catchments can cover a wide area, so check every address with the Langley School District's catchment maps. Bus routes are worth asking about too.
Buyers who look at Campbell Valley houses usually want trails, quiet roads and room around them without running a full farm. Riders like being near the park's equestrian trails. Others are moving out from Brookswood or South Surrey and want to stay close to 200 Street and Highway 99. For park and area details, see my Campbell Valley guide.
Before you write, I check ALR status, servicing and permit history, and I look at any outbuildings and how they're used. I'll also show you recent sales of similar rural houses so your offer is based on more than the list price.
FVREB reports Langley as one area, not by rural district. See my Fraser Valley market stats page for the Langley numbers.
