For townhome buyers in Walnut Grove and the rest of Langley, I read the strata plan, bylaws and repair records with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system used by local REALTORS®, Walnut Grove is Langley sub-area F61. This feed pulls only Walnut Grove townhouses, so you won't see its houses, condos or duplexes here. The sections below cover how walnut grove townhomes are laid out, getting around and comparing complexes, plus the checks I run before you write an offer.
Walnut Grove's inner streets mix houses with townhome complexes. Many complexes were built as the neighbourhood filled in, so you'll see a range of layouts: two-storey units with a fenced patio, three-level units over a garage, and some rancher-style end units. The Township's Walnut Grove Community Plan sets out where attached housing is planned.
The Township notes that the Golden Ears Bridge links Walnut Grove to communities across the Fraser. For townhome owners commuting north, that's a big reason to look here. Fire Hall 8 sits at 9580 208 Street, and the community policing office is on Walnut Grove Drive.
Drop-in programs and the pool are at the community centre on Walnut Grove Drive. Walnut Grove Secondary is the area's high school. Use the SD35 school locator to confirm elementary and secondary catchments for any complex.
Walnut Grove townhomes suit buyers who want a little outdoor space and a garage without the upkeep of a detached house. Young families like that the community centre and schools are close. Couples who commute north across the Golden Ears Bridge like the short drive to the crossing. If you need a main-floor bedroom, filter for end units and rancher-style plans; they come up less often, so it helps to set an alert.
In an established complex, I like to write a subject on reviewing the strata documents and an inspection, even when the unit looks updated. Inside finishes don't tell you anything about the roof or the building envelope. I'll walk you through the minutes and point out anything that could lead to a levy. If you want to be the first to see new listings, ask me to set up a saved search.
Most Walnut Grove townhomes are conventional stratas, where the building exteriors and roofs are usually common property maintained by the strata. The Province notes there are also bare land stratas, where owners hold land lots and the strata usually looks after shared roads and services. You can't tell by looking, so I check the strata plan for every complex. Yards and patios are often limited common property: owned by the strata but set aside for one unit. That affects who pays to fix a fence or replace a deck.
Families often compare complexes by how close they are to school. Nearby elementaries include Topham at 21555 91 Avenue, West Langley at 9403 212 Street and Gordon Greenwood at 9175 206 Street. Check the catchment maps; the closest school isn't always the catchment school.
The 562 links Walnut Grove Drive to Carvolth Exchange and Langley Centre. From Carvolth, the 555 runs to Lougheed Station. The Langley Events Centre, at 7888 200 Street, is a short trip south for games and events.
FVREB doesn't publish a Walnut Grove townhouse number; its Langley benchmark covers the whole area. Current figures are on my Fraser Valley market stats page.

1. Are Walnut Grove townhomes close to the Golden Ears Bridge? Yes. The Township notes the bridge connects Walnut Grove to communities north of the Fraser River.
2. What should I ask about an older townhome complex? Ask when the roofs, siding and windows were last replaced, and read the depreciation report and Form B for the contingency fund and any special levy.
3. Do Walnut Grove complexes allow pets? It depends on each strata. Read the bylaws before you write an offer.
4. How do I confirm school catchments for a townhome complex? Enter the complex address in the Langley School District school locator. Walnut Grove Secondary is the area high school.
5. Where can I see Walnut Grove townhouse price trends? FVREB folds Walnut Grove into its Langley townhouse benchmark, which I keep on my Fraser Valley market stats page.
6. Who fixes the fence on a townhome yard? It depends on the strata plan and bylaws. Yards are often limited common property, and the bylaws say who pays for repairs.
7. Is every townhome complex a regular strata? No. Some are bare land stratas. Check the strata plan to see which one you are buying into.
