For house buyers in Aldergrove and the rest of Langley, I check the permits, zoning and lot rules with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system used by local REALTORS®, Aldergrove is Langley sub-area F66. This feed pulls only Aldergrove detached houses, so you won't see its townhomes, condos or acreages here. The sections below cover town lots and rural edges, suites and extra units and house checks in aldergrove, plus the checks I run before you write an offer.
The Township describes Aldergrove as a mix of rural, residential and business use. Houses in the town centre sit on serviced lots, while properties farther out may be on larger parcels. Check the ALC map if a listing backs onto farmland, and read the Aldergrove Community Plan for planned land use.
The Township's small-scale housing rules apply only to lots inside the Urban Containment Boundary that are on municipal water and sewer and are no larger than 4,050 m² (1 acre). Eligible lots can have 3 or 4 units depending on size. Other lots can usually have one home plus a suite or garden suite, depending on zoning. Ask me to confirm with Township staff before you count on it.
TransLink's 503 Fraser Hwy Express runs from 272 Street toward Langley Centre and Surrey Central. The Aldergrove Community Centre is at 27032 Fraser Highway, and Aldergrove Library is at 26770 29 Avenue. Aldergrove Regional Park has trails for walking, cycling and horseback.
Aldergrove Community Secondary is at 26850 29 Avenue. Use the SD35 locator for the exact address.
Detached buyers in Aldergrove often want more space for the price than they'd find closer to the west side of Langley. Some want a suite, some want a shop for a truck or trailer, and some want to be a few minutes from rural roads and trails. Houses vary a lot, from town-centre homes on standard lots to properties near the edge with more land. If you're looking at a property with outbuildings, ask what was permitted and whether any building is used as a home.
I check zoning, servicing and ALR status before you write, and I'll pull permit history for any suite or shop. I'll also compare recent sales so you have context for the list price. If you're weighing Aldergrove against acreages farther out, I can help you see the trade-offs. Call or text me to see any house here.
Houses near the rural edge may use a private well. The Township's groundwater page says household wells don't need a provincial licence, though the Province encourages owners to register them, and the Township runs a Private Well Network for owners. For septic, the Township's building records search can provide a site plan that may show well and septic locations.
Fraser Highway is Aldergrove's main street, and the 264 Street interchange links it to Highway 1. TransLink's 503 runs along Fraser Highway toward Langley Centre and Surrey Central Station.
Elementary schools include Parkside Centennial and Shortreed Community, with Betty Gilbert Middle and Aldergrove Community Secondary also in town. Check the catchment maps for any house.
Many Aldergrove buyers want a detached shop or garage. Check that it was built with a permit, how it's powered, and whether zoning limits how it can be used. A shop on a town lot is usually treated differently from one on rural land, so I confirm the zoning for each address.
FVREB includes Aldergrove in its Langley detached benchmark. See my Fraser Valley market stats page.
See all property types on the Aldergrove homes for sale page, or look at Langley acreages if you want more land, and all Langley houses. My Aldergrove guide has more on the area.
1. Are Aldergrove houses on city water and sewer? Town-centre houses usually are, while some rural properties use wells and septic. Confirm servicing for each address.
2. Can I build extra units on an Aldergrove lot? Only eligible lots inside the Urban Containment Boundary, on water and sewer and up to 1 acre, qualify for 3 or 4 units. Confirm with the Township.
3. Is some Aldergrove land in the ALR? Yes, parts of the surrounding area are. Check the ALC map for the address.
4. How does Aldergrove connect to Surrey by transit? TransLink route 503 runs along Fraser Highway to Surrey Central Station.
5. How is this page different from the Aldergrove homes page? This page shows detached houses only. The Aldergrove page shows every property type.
6. Do I need a licence for a household well? No. The Township's groundwater page says domestic wells don't need a provincial licence, though registration is encouraged.
7. How can I find where the septic field is? The Township's building records search can provide a site plan that may show well and septic locations.
