Detached houses for sale in Brookswood-Fernridge, south Langley.
Written by Jared Gibbons, REALTOR®
For house buyers in Brookswood and the rest of Langley, I check the permits, zoning and lot rules with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system used by local REALTORS®, Brookswood is Langley sub-area F65. This feed pulls only Brookswood detached houses, so you won't see its townhomes, condos or acreages here. The sections below cover what brookswood houses look like, a note from me and lots, suites and extra units, plus the checks I run before you write an offer.
The Township describes Brookswood-Fernridge as primarily single-family homes with an abundance of parkland, trees and natural spaces. Many streets have houses on larger lots, often older homes, with newer builds where lots have been redeveloped. My Brookswood development guide explains how the neighbourhood plans and small-scale housing rules affect lots here.
I grew up on a farm in Langley and live here again now, and Brookswood is one of the places I send people who want room outside without going fully rural. Walk the street at different times of day before you buy; tree cover and traffic change the feel a lot.
The Township's small-scale housing page says only lots inside the Urban Containment Boundary on municipal water and sewer qualify for 3 or 4 units. Some Brookswood properties may not be on sewer, so servicing is the first thing I check. Lots that don't qualify are usually limited to one home plus a suite or garden suite.
The George Preston Recreation Centre is at 20699 42 Avenue, and the Township lists a BMX track and skate park in the area. Brookswood Library is at 20045 40 Avenue. Campbell Valley Regional Park has trails for walkers, cyclists and riders, plus a Nature House.
Brookswood Secondary is at 20902 37A Avenue, and Langley Fundamental Middle & Secondary is at 21250 42 Avenue. Check catchments with the SD35 locator.
Brookswood buyers are often looking for space: a big yard, mature trees, room for a shop or a garden. Many like being close to Campbell Valley Regional Park and the George Preston Recreation Centre while still being a short drive to the shops in Langley City. Some buyers want an older house to update, and others are watching how the neighbourhood plans could change their street over time.
I check servicing, zoning and any tree rules before you write, and I'll pull recent sales on similar streets. If you're buying with future plans in mind, I'll help you find out what the Township allows on that lot. Call or text me to book showings for any Brookswood house.
Mature trees are a big part of Brookswood, but they also mean you should ask about tree removal rules, roof debris and root issues near drains. Get an inspection that includes the perimeter drains and sewer or septic line. Ask the seller about any arborist reports or permits for trees removed in the past.
Brookswood has a mix of servicing. Ask whether a house is on sewer or septic, and order the Township's building records, which can include a site plan showing the septic field. Servicing affects more than maintenance. The Township's small-scale housing rules only apply to lots on both municipal water and sewer.
Elementary schools in Brookswood include Alice Brown at 20011 44 Avenue, Belmont at 20390 40 Avenue and Noel Booth at 20202 35 Avenue. Brookswood Secondary is at 20902 37A Avenue. The SD35 catchment maps show which school goes with each address.
200 Street is the main north-south road through Brookswood, toward Langley City, Willoughby and Highway 1. Before you buy, drive your own commute at the times you'd actually travel.
Brookswood streets vary in lot width, tree cover and how close they are to 200 Street. Walk each street you like, check sun on the back yard, and look at how the neighbouring lots have been kept or redeveloped.
