For condo buyers in Aldergrove and the rest of Langley, I read the Form B, bylaws, minutes and depreciation report with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system used by local REALTORS®, Aldergrove is Langley sub-area F66. This feed pulls only Aldergrove apartments and condos, so you won't see its houses, townhomes or duplexes here. The sections below cover the fraser highway core, transit and within walking distance, plus the checks I run before you write an offer.
The Township describes Aldergrove as a mix of rural, residential and business use, home to the Gloucester Industrial Park, parkland and shops. Apartment buildings are mostly in the town centre along and near Fraser Highway. Land use there is guided by the Aldergrove Community Plan (Bylaw No. 1802).
TransLink's route 503 Fraser Hwy Express runs between 272 Street at Fraser Highway and Surrey Central Station, with stops at Langley Centre. For condo owners who don't want to drive every day, that's the main link west.
The Aldergrove Community Centre is at 27032 Fraser Highway. Aldergrove Library is at 26770 29 Avenue, and the community policing office is at 26970 Fraser Highway. Aldergrove Regional Park, run by Metro Vancouver, has meadows, forest and wetlands with trails for walking, cycling and riding.
Aldergrove Community Secondary is at 26850 29 Avenue. Confirm the catchment for any unit with the SD35 school locator.
Aldergrove condos tend to attract first-time buyers, retirees and people who work in the Gloucester Industrial Park or farther east in the Fraser Valley. The town centre is compact, so a unit near Fraser Highway can put the library, community centre and bus stop within a few blocks. Some buyers want a small place in town with easy access to the rural roads around it for weekend rides or farm stands. Buildings here range in age. Ask each strata what's been replaced recently and what's planned.
I go through the strata package with you line by line, flag any rules that affect you (pets, parking, age limits), and compare the fee to what it covers. If you're new to the area, I'm happy to drive the town centre with you so you can see which side of Fraser Highway feels right. Call or text me to see any unit here.
Fraser Highway is the main road through Aldergrove and the 503 bus follows it west. For buyers who drive, that same road connects you to Langley City and Surrey. Map your own commute at the times you'd actually travel before you commit. Ask too whether the building has had a recent envelope or plumbing project, and how it was paid for.
For condo owners who drive, the Province's 264 Street interchange project on Highway 1 is the main link between Aldergrove and the highway. Fraser Highway runs west to Murrayville and Langley City.
Every strata must keep a contingency reserve fund for big, infrequent costs like a roof or elevator. The Province sets the minimum yearly top-up at 10% of the operating budget. When I compare buildings, I look at the fund, the depreciation report and the minutes together, since a levy usually shows up in the minutes first. The Province's bylaws page explains how stratas make and enforce rules.
Aldergrove schools include Parkside Centennial Elementary (3300 270 Street), Shortreed Community Elementary (27330 28 Avenue), Betty Gilbert Middle (26845 27 Avenue) and Aldergrove Community Secondary. Confirm the catchment for your building on the SD35 catchment maps.
When you tour, check which way the unit faces, how far it is from the elevator and garbage room, and whether the parking stall is close to the entry. Ask the listing agent how many units are owner-occupied and whether the strata has any lawsuits or insurance claims under way. Those answers often explain differences in price between similar units.
FVREB groups Aldergrove into its Langley figures. See the Fraser Valley market stats page for current numbers.
