Brookswood is a South Langley neighbourhood known for larger lots, rural character and family-friendly streets near Campbell Valley Park. It is also at the centre of some of the Township’s biggest planning changes, so the rules around a lot matter as much as the house on it.

Planning and zoning
Brookswood is one of the areas where the rules have moved the most, so check the lot, not the neighbourhood.

Brookswood is in the Township of Langley, on the west side of the municipality and south of the Nicomekl River. It is part of the Brookswood-Fernridge Community Plan area.
Generally larger lots with a rural feel, but sizes vary street to street. Check the lot size on the listing and the zoning for the exact address.
It depends on the lot. Provincial SSMUH rules require municipalities to allow small-scale multi-unit housing on single-family lots, and Langley revised its Brookswood plans in response. What is possible on your lot depends on its zone, plan designation, size, servicing and environmental rules. Send me the address and I’ll check.
Brookswood Secondary and several elementary schools, including Belmont, Bradshaw, Noel Booth and Alice Brown, are in the area. Catchments are set by address, so confirm with School District 35.
Some properties in the Township are in the Agricultural Land Reserve. Check the Agricultural Land Commission map for the exact property, especially if it is near farmland.
