I help buyers find condos with an age-restriction bylaw in White Rock and South Surrey, often as the move after selling a long-time family home. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
Below are condos for sale in South Surrey and White Rock whose MLS® listings are marked with an age-restriction bylaw. Read the strata bylaws and Form B on each one to confirm the exact rule.
A condo is the simplest way to lock the door and travel, or to move off stairs for good. On the peninsula, many of these buildings sit near shops and services, from the uptown White Rock blocks around Foster Street, Parker Street and North Bluff Road to the Southmere area near Semiahmoo Town Centre.
Condo listings marked with an age-restriction bylaw have included homes in buildings such as North Bluff Village, Ocean Park Place, Whitecliffe and Champlain Manor, along with buildings on Foster Street, Parker Street and Southmere Crescent. That doesn't mean any of those buildings has an age bylaw today. Strata owners can vote to add, change or remove bylaws, so the list below uses each listing's bylaw flag rather than a building name.
Older concrete and wood-frame buildings both show up here. Ask about elevator upkeep, in-suite laundry, the parking stall and storage locker, and whether the building has had piping, roofing or envelope work.
White Rock is its own city, with its own zoning and building bylaws. Most of its apartment buildings sit uptown near North Bluff Road and Johnston Road, or on the hillside above the Waterfront Village and Semiahmoo Bay. Hills are steep in parts of White Rock, so walk the route from a building to the shops before you decide.
South Surrey is part of the City of Surrey. North of North Bluff Road, apartment buildings cluster around Semiahmoo Town Centre and the 152 Street corridor, where the mall, clinics and bus routes are close together. Flatter streets there can make day-to-day errands easier on foot. For a wider look at the beach side, see my White Rock homes for sale page.
Under the Strata Property Act, section 123.1, a BC strata corporation can require one or more people living in a strata lot to be at least a set age, and that age can't be lower than 55. Section 123.2 sets out who the bylaw doesn't reach, such as a resident who lived in the unit before the bylaw passed, and some caregivers. Owners can vote to change bylaws later.
The MLS® flag comes from the listing agent and doesn't spell out the exact age, who it covers, or how the strata enforces it. Ask for the registered bylaws and the Form B Information Certificate before you make an offer. I can get both for any condo on this page.
Most buyers here are also sellers. A home evaluation shows what your house could sell for, so you know your budget before you start touring. To see every apartment in the area without the age filter, use my South Surrey condos for sale page or my White Rock condos for sale page.
On this page it means a condo in South Surrey or White Rock whose MLS® listing is marked with an age-restriction bylaw. BC stratas can require one or more residents to be at least a set age, not lower than 55.
Not necessarily. Listings have included homes in North Bluff Village, Ocean Park Place, Whitecliffe and Champlain Manor, but this page does not claim any building is age-restricted. Bylaws can change by vote.
Ask for the registered strata bylaws and the Form B Information Certificate, and read recent minutes. I can request these for any listing before you write an offer.
It depends on the bylaw wording and the building's rules on guests. Section 123.2 of the Strata Property Act exempts some caregivers, so read the bylaws and ask the strata before you buy.
The listings come from MLS® and update daily. Units sell, new ones are listed, and the age flag is entered by each listing agent, so use the live list rather than a building name alone.
Yes. Most buyers on this page are also selling. Start with a free home evaluation, then call or text me at 604-928-1361 to plan the timing of both moves.
No. White Rock is its own city with its own zoning and building bylaws. South Surrey is part of the City of Surrey, so permits and zoning come from Surrey.
