North Surrey condos are apartment units in strata buildings across Guildford, Whalley, Bolivar Heights and nearby neighbourhoods. Every price range shows here, so you can compare buildings in different parts of North Surrey side by side. If you only want City Centre, see my Whalley condos for sale page.
Written by Jared Gibbons, REALTOR®
For condo buyers comparing Guildford, Whalley and the rest of North Surrey, I read the Form B, the bylaws and the minutes with you before you firm up an offer. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system local REALTORS® use, North Surrey is its own area with eight sub-areas. The feed above is limited to apartment-style condos across all of them. Below it, you'll find how the condo neighbourhoods differ, how transit reaches each one, and what to read in the strata records before you buy.
Whalley takes in Surrey City Centre. The City of Surrey's City Centre Plan describes the area as changing from a suburban town centre into a walkable, transit-oriented downtown for the area south of the Fraser River. Its plan update enables more transit-oriented development around the SkyTrain stations. You can read more on my Surrey land use plans page.
Guildford sits east of City Centre, with Guildford Exchange and the Guildford Recreation Centre near its middle. It has the other main group of condo buildings in North Surrey, along with townhomes and houses. See my Guildford homes for sale page for every home type there.
Bolivar Heights, just north of City Centre, has a few apartment buildings, and the City Centre Plan update allows more growth there. Fraser Heights, Cedar Hills and Bridgeview are mostly detached houses, so condos there are rare. See my Bolivar Heights homes for sale page for that area.
Three Expo Line stations serve Whalley: Gateway, Surrey Central and King George. Guildford relies on buses from Guildford Exchange. The Province is building the Surrey Langley SkyTrain, which extends the Expo Line from King George Station along Fraser Highway to Langley City. If you plan to commute by transit, start with buildings closest to a station or exchange.
A condo in BC is a strata lot. You own your unit, and you share the common property, such as the roof, halls, elevators, parkade and grounds, with every other owner through the strata corporation. An elected council runs the strata corporation, sets the strata fees and makes the bylaws that every owner has to follow.
The Province says the Form B: Information Certificate discloses information about a strata lot and the strata corporation. An owner, a buyer or someone they authorize can ask for it, and the strata corporation has to provide it within 7 days. It shows the monthly strata fees, anything the owner still owes the strata, approved special levies, and how much is in the contingency reserve fund. It also comes with the current budget, the rules, and the most recent depreciation report if there is one.
In BC, strata corporations with five or more strata lots must get a depreciation report on a five-year cycle, and they can no longer defer it by a 3/4 vote. In Surrey, a building that size is now generally required to have a current report. The report lists the common property and assets and projects repair, maintenance and replacement costs over 30 years. Read it alongside the contingency reserve fund balance in the Form B. If the Form B doesn't include a depreciation report, ask the strata why.
If you're watching your budget, my Surrey condos under $800K page is set to one price band across the city.
I help you narrow North Surrey down to the neighbourhood and building that fit your commute and budget. Then I read the Form B, the depreciation report and the minutes with you, and I point out anything worth asking the strata or a lawyer about. That review happens before you remove subjects, while you can still walk away.

4. What if the Form B shows no depreciation report? Stratas with five or more lots can no longer defer the report by a 3/4 vote, so a Surrey building that size is generally required to have a current one. If the Form B doesn't include one, ask the strata why.
