Fraser Heights sits on the bluff in the northeast corner of Surrey, above the Fraser River and next to Highway 1 and the Port Mann. It's a family area of mostly detached homes from the 1980s onward, with a few newer pockets. Here's what's for sale in Fraser Heights right now.
I've been a REALTOR® since 2015 and I rank in the top 1% of Fraser Valley Realtors. Most of my work is in South Surrey and White Rock, and I bring the same checklist to North Surrey. Read my Fraser Heights neighbourhood guide or compare all North Surrey homes for sale.

Fraser Heights Recreation Centre is at 10588 160 Street. Surrey Bend Regional Park, run by Metro Vancouver, is on the river edge to the east, and Fraser Heights Park and Erma Stephenson Park are closer to home.
Fraser Heights Secondary is on 108 Avenue. Elementary schools in and around the area include Dogwood, Erma Stephenson, Fraser Wood and Bothwell. Catchments are by address, so use the Surrey Schools School Locator.
Buses 337 and 338 serve the area. There's no library inside Fraser Heights; Guildford and Port Kells are the nearest branches. Highway 1 is right there, which is the big draw for many commuters.
The City approved the Abbey Ridge plan for the eastern part of the area in February 2017. If you're near it, read what it shows for your street. My land use plans page has the links.
Fraser Heights often suits families who want a larger detached home, a short drive to Highway 1, and schools close by. Many homes have the space for a suite or a home office, and the river trails at Surrey Bend are a real bonus.
It may suit you less if you'd like to walk to shops and transit. Most errands here mean a drive to Guildford or across the bridge.
Buyers here often compare one Fraser Heights home against three others on nearby streets, so condition and presentation matter. I'll show you which updates are worth doing before you list and which ones buyers won't pay for. Then we'll set a price based on recent sales nearby, not a guess.
Send me the streets you like and your budget, and I'll set up an alert so you see new listings the day they come out.
Prefer more land? My Port Kells acreages page covers the rural land to the east. Text or call 604-928-1361 to book a tour or ask what your Fraser Heights home might sell for.
