Cedar Hills is a quiet pocket of North Surrey between Scott Road and King George, south of 100 Avenue. It's mostly detached houses, many with suites, on streets that feel more settled than the City Centre blocks to the east. These are the homes for sale in Cedar Hills now.
I've been licensed since 2015 and have more than $500M in sales behind me. I grew up on a Langley farm and moved back there, so I know how much the drive, the yard and the school run matter when you pick a street. Read my Cedar Hills neighbourhood guide or compare all North Surrey homes for sale.

Cedar Hills Elementary is on 98 Avenue and Prince Charles Elementary is on 100 Avenue. L.A. Matheson is the secondary for much of the area. Catchments follow the address, so look it up in the Surrey Schools School Locator.
Robson Park, at 12678 100 Avenue, has more than 5 hectares of open space. Moffat Memorial Park on 122 Street is another local spot.
Routes 316 and 321 run near the neighbourhood and connect to SkyTrain at Surrey Central and Scott Road.
Cedar Hills tends to suit buyers who want a detached house with a suite to help with the mortgage, or a home big enough for extended family. Streets are quiet, lots are a decent size, and you're between two major roads without living right on them.
It may suit you less if you want to walk to SkyTrain every day. You'll be on a bus for that part of the trip.
For many Cedar Hills homes, the suite is a big part of the value. If yours was built with permits, have those papers ready. If it wasn't, talk to me before you list so we can price and describe it honestly. I'd rather you hear the hard questions from me than from a buyer's lawyer.
When you call, tell me the street, the price range and how many bedrooms you need. I'll send matching listings and point out anything I'd want to know before booking a showing. If a home has been on the market a while, I'll tell you what I think is holding it back.
Many homes here were built decades ago and some have been added onto. That's fine, but the paperwork matters.

Many do. Ask for the permit history, because only a suite built with permits counts as legal.
Many homes have the space and a suite. Check the permit history and the zone before you plan how the home will be used.
