Bolivar Heights sits on the slope just north of Surrey City Centre, between the towers around Surrey Central and the trails of Invergarry Park. Most of it is older detached homes on regular lots, with a few apartment buildings near the City Centre edge. This page lists what's for sale here right now.
I've been a REALTOR® since 2015, with more than $500M in sales. I grew up on a farm in Langley and I live there again now, so the north side of Surrey is a short drive for me, not a stranger's map. Read my Bolivar Heights neighbourhood guide or compare all North Surrey homes for sale.

Invergarry Park, at 11285 Surrey Road, is the big one: more than 37 hectares of forest and trails dropping toward the Fraser. Bolivar Park on Crestview Drive is the closer, everyday park for many streets.
James Ardiel Elementary is on 112 Avenue, and Surrey Traditional is nearby on 113 Avenue. High school catchments here are split between Kwantlen Park Secondary and L.A. Matheson, so don't assume. Check the exact address in the Surrey Schools School Locator.
Bus 373 serves the neighbourhood, and the SkyTrain stations in City Centre are a short ride south. City Centre Library on University Drive is the nearest branch.
The City of Surrey's City Centre Plan is being updated, and the update allows more growth in Bolivar Heights. If you buy here, look at what the plan says for your lot and the lots beside you. My Surrey land use plans page links the City documents.
Bolivar Heights tends to suit people who want a house and a yard but still want to be close to City Centre jobs and SkyTrain. You get older homes with room to update, and streets that are quieter than the blocks right around the stations.
It may suit you less if you want a brand-new home with no work to do, or if you'd rather not live near an area that's planned to change. The plan update means more homes could be built here over time. Some buyers see that as a reason to buy, others as a reason to look elsewhere.
If you own here, the buyer pool usually includes families moving up from a City Centre condo and people who want a lot with potential. I'll walk through your home, tell you what buyers will notice first, and show you what similar homes have sold for before we set a price.
If you'd like a wider search, my North Surrey homes for sale page lists every home type across North Surrey. Call or text me at 604-928-1361 and tell me which streets you like. I'll set up a showing or a quick price check.
