Whalley is the heart of North Surrey, and it takes in Surrey City Centre, the towers around Surrey Central, and older streets of houses and townhomes around them. It has three SkyTrain stations, which few Fraser Valley neighbourhoods can say. This page lists every home for sale in Whalley.
I've been in real estate since 2015 and I'm ranked in the top 1% of Fraser Valley Realtors. I grew up on a farm in Langley and moved back there, and I spend plenty of time helping buyers compare City Centre buildings. Read my Whalley neighbourhood guide or compare all North Surrey homes for sale.

The City of Surrey says the name comes from Arthur Whalley, who set up a gas station and store at the corner that became known as Whalley's Corner in 1925.
Gateway, Surrey Central and King George stations are all on the Expo Line here. The Surrey Langley SkyTrain will extend the line east from King George, with service expected in late 2029.
Holland Park, about 10 hectares on Old Yale Road, hosts many of Surrey's big outdoor events. Whalley Athletic Park and the Chuck Bailey Recreation Centre are nearby.
Kwantlen Park Secondary serves much of Whalley, along with elementaries such as Old Yale Road, Forsyth Road and K B Woodward. Check the address in the Surrey Schools School Locator.
Growth around the stations is guided by the City Centre Plan on surrey.ca, which is worth a read before you buy near a site that could be redeveloped.
Whalley suits buyers who want to live close to SkyTrain and the City Centre offices and shops, and who like having lots of new buildings to choose from. It's often the first stop for first-time buyers and investors comparing condos.
It may suit you less if you want a quiet street and a big yard. Those are here, but you'll trade some walking distance to the stations for them.
Condo sellers here are often competing with similar units in the same building or the one next door. I'll help you show what makes yours different, and I'll order the strata paperwork early so a buyer's subjects don't drag on.
Pick the station you'd use most, then tell me your budget and the number of bedrooms. I'll send listings within a comfortable walk and flag the buildings I'd want to read more about before you book a viewing.
Most buyers here are choosing between a condo near a station and a house or townhome a few blocks out. My Whalley condos and Whalley townhomes pages split those out.
