Which Delta areas have a guide?

Nineteen. In Ladner: Ladner Elementary, Hawthorne, Holly, Neilsen Grove, Port Guichon, Delta Manor, East Delta, Ladner Rural and Westham Island. In Tsawwassen: Beach Grove, Boundary Beach, English Bluff, Tsawwassen Central, Tsawwassen North and Tsawwassen East. In North Delta: Annieville, Nordel, Scottsdale and Sunshine Hills Woods. Each follows its MLS® sub-area name.

How are the North Delta guides split up?

They follow the four North Delta MLS® sub-areas: Annieville, Nordel, Scottsdale and Sunshine Hills Woods. These are real estate areas, not City boundaries, and their edges are approximate, so ask me if a specific address is in one.

Is it Neilsen Grove or Neilson Grove?

Both spellings are in use. Neilsen Grove is the MLS® sub-area name used in listing searches, and the school is Neilson Grove Elementary. See the Neilsen Grove guide.

Do these areas have official boundaries?

Most are MLS® sub-area names used by the real estate board rather than municipal boundary lines, so each guide places schools, parks, and zoning facts by specific street address.

Which areas have ALR land?

Most of the land in East Delta, Ladner Rural and Westham Island is farmland, and those guides cover the Agricultural Land Reserve rules. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map.

How do I check the school for an address?

Delta School District (SD37) runs the public schools in Ladner, Tsawwassen and North Delta. Use the district’s school locator, since catchments can be split. Each guide links each school’s own site.

Can you check a Delta address for me?
