Cloverdale condos are units in apartment buildings run by a strata corporation, in Clayton and near the town centre. Every price range shows here, so you can compare older low-rise buildings with newer ones in one place. For every other home type in the area, see my Cloverdale homes for sale page.

For condo buyers in Cloverdale and Clayton, I read the Form B and the bylaws with you before you firm up an offer. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
This page shows apartment-style condos for sale in Cloverdale, one of the City of Surrey's communities. In Paragon, the MLS® system local REALTORS® use, Cloverdale is a sub-area of Surrey, and it takes in Clayton as well as the historic town centre. The feed covers every price, so it shows more than my Cloverdale condos under $800K page, which is set to one price band.
Cloverdale is in the City of Surrey, so Surrey's bylaws and plans apply, not Langley's, even on streets close to the border. Condo buildings sit near the town centre and in Clayton on the north side. To learn the area street by street, read my Cloverdale guide and my Clayton guide.
A condo in BC is a strata lot. You own your unit, and you share the common property, such as the roof, halls, parkade and grounds, with every other owner through the strata corporation. The strata corporation is run by an elected council, sets the strata fees and makes the bylaws that every owner has to follow. Some parts of the building can be limited common property, like a balcony or a parking stall set aside for one unit, so read the strata plan to see what goes with the unit you're looking at.
The Province says the Form B: Information Certificate discloses information about a strata lot and the strata corporation. An owner, a buyer or someone they authorize can ask for it, and the strata corporation has to provide it within 7 days. It shows the monthly strata fees, anything the owner still owes the strata, approved special levies, and how much is in the contingency reserve fund. It also comes with the current budget, the rules, and the most recent depreciation report if there is one. The Province also says newer Form Bs include summaries of the strata's insurance and electrical planning reports.
In BC, strata corporations with five or more strata lots must get a depreciation report, and they get it on a five-year cycle. The report lists the common property and assets and projects repair, maintenance and replacement costs over 30 years. Read it alongside the contingency reserve fund balance in the Form B. Together they show whether the building has planned for big items such as a roof, windows or a parkade membrane.
Owners and buyers can ask the strata for records such as council meeting minutes and annual general meeting minutes. Minutes often show what the building has been talking about before it turns into a special levy. Look for repeated mentions of leaks, insurance claims, elevator work or envelope repairs.
For current figures, see my Fraser Valley Market Stats page. If you want more space and a ground-level entry, my Cloverdale townhomes for sale page lists those. You can also find condos with open houses this weekend on my Cloverdale open houses page.
I read the Form B, the depreciation report and the minutes with you, and I point out anything worth asking the strata or a lawyer about. I also check the strata plan so you know which parking stall and locker come with the unit. That review happens before you remove subjects, while you can still walk away.
