Clayton is the part of Cloverdale along Fraser Highway at the Langley border. The City says East Clayton started as rural acreage and farmland and is now home to over 15,000 Surrey residents. Most homes are newer houses, townhomes and condos, and two SkyTrain stations are being built along Fraser Highway.

Planning and zoning

Planning in Clayton

Plans are changing around the new SkyTrain stations. Zoning and plan designations can be different for each lot.

  • East Clayton is split into four plan areas, including a transit-oriented area along Fraser Highway. Together they cover about 314 hectares (776 acres).
  • The City is writing the Clayton Corridor Plan to guide growth around the two future SkyTrain stations. The draft area runs along Fraser Highway from the edge of the ALR in the west to 192 Street in the east.
  • The City is also making a new 196 Street Plan for the Surrey side of Willowbrook Station.

Before you buy in Clayton

  1. Check what is planned nearby. Ask the City of Surrey what the Clayton Corridor Plan proposes for the lots around the home, especially near Fraser Highway.
  2. Confirm the school catchment. Use the Surrey Schools School Locator for the exact address.
  3. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  4. Confirm any suite. Ask whether it was built with a permit before you count on it.
  5. Check parking. The East Clayton plan put garages on rear lanes for most homes, so see how parking works on the lane and the street.
  6. Get a full home inspection, including on newer homes, and ask what warranty coverage is left.

Where is Clayton?

Clayton is in the Cloverdale part of Surrey, along Fraser Highway at the Township of Langley border. Clayton is the MLS® area name.

Will SkyTrain stop in Clayton?

Yes. The Surrey Langley SkyTrain extension includes Clayton Station at 190 Street and Hillcrest-184 Street Station at 184 Street, both on Fraser Highway. All stations were under construction as of May 2026.

Is there a community centre in Clayton?

Yes. Clayton Community Centre at 7155 187A Street has recreation, arts and a Surrey Libraries branch.

Which high schools serve Clayton?
