These are detached houses for sale in the City of Langley and the Township of Langley: one house on its own lot, at any price. Acreage and farms are left off so you can compare regular house lots side by side.
Langley is two municipalities, so a house lot follows either the City's rules or the Township's. Both updated their zoning in 2024 for the B.C. small-scale housing law, but they did it differently. That's worth knowing if you care about what you could add to a lot later.
The Township adopted its changes on November 18, 2024. According to its small-scale housing page, an eligible lot can have 3 units if it's 280 square metres or smaller, or 4 units if it's between 280 square metres and one acre. To be eligible, a lot must be inside the urban containment boundary, on both municipal water and sewer, not heritage-designated, and not in a Transit-Oriented Area.
That last group of conditions matters: a house on a well or septic doesn't qualify. Single family houses are still allowed in these zones either way.
Lot sizes also vary by plan. In Brookswood and Fernridge, the Brookswood-Fernridge Community Plan sets minimum lots for its three single family areas at 2 acres, 10,000 square feet and 7,000 square feet.
In the City, most house lots are zoned RS1 or RS2. The City's Zoning Bylaw sets the RS1 minimum lot at 557 square metres, about 6,000 square feet, with a 16 metre width. A City staff memo on Plex-Homes says the average affected RS1 lot is 798 square metres and the average RS2 lot is 1,715 square metres. Both zones now allow a Plex-Home with up to 4 units, or 6 within 400 metres of a frequent bus stop.

Detached stock is spread across both cities, and lot sizes differ by plan area, as the Brookswood minimums above show. Langley City's 2021 plan counted 3,760 single detached units, with a total capacity of 3,046.
FVREB's Langley detached benchmark was $1,471,100 in September 2026, 6.7% below September 2025. The median detached sale was $1,345,000, with 64 sales and 449 active listings. FVREB counts the City and the Township together. Source: FVREB Statistics Package, September 2026.
Both cities are in the Langley School District (SD35). Confirm the catchment for each address.
