These are detached houses for sale in Langley that come with a coach house or carriage home: a second, smaller home on the same lot, often above or beside a garage at the back.
Langley is two municipalities. The Township of Langley's Zoning Bylaw No. 2500 uses the term coach house. The City of Langley's Zoning Bylaw 2025, No. 3300 uses the term carriage home. Check which one a listing is in before you read the rules, because the limits are not the same.
The Township has a zone written for this kind of lot, the Residential Compact Lot Zone R-CL(CH), in Section 406 of the bylaw. Its key rules, as amended on November 18, 2024:
Where two neighbours build at the same time, the bylaw lets a garage and coach house share a side lot line with a zero setback, as long as they are designed, permitted and built together by one builder under a party wall agreement and are sprinklered.
The Township says its small-scale housing rules came into effect through bylaw amendments adopted on November 18, 2024. To get three or four units, a lot must be inside the Urban Containment Boundary, on municipal water and sewer, not heritage designated, not in a Transit Oriented Area, and no larger than 4,050 square metres. A lot that doesn't qualify is limited to one home plus one secondary suite or accessory dwelling unit, depending on its zone.
The City of Langley adopted its new zoning bylaw on March 9, 2026. Under it, a carriage home is a secondary residential building no taller than two levels or 6.8 metres, whichever is less. A garden suite is limited to one level or 4.6 metres.
The City's explanatory memo says public interest in two-level carriage homes grew during consultation, so carriage homes were added alongside garden suites. In the R1 Suburban Residential zone:
A listing may call a building a coach house when it was approved as a garage, a studio or a workshop. Ask for the building permit and the final inspection for the coach house itself, and confirm the zone with the right city. On a Township lot, check whether the lot is in R-CL(CH) or another zone. On a City lot, confirm that the owner-occupancy rule fits your plans.

It is the Township's Residential Compact Lot zone for coach houses. A lot in it may have either one small-scale multi-unit housing development, or one single family dwelling and one coach house.
They describe similar buildings. The City of Langley's bylaw uses carriage home, meaning a secondary residential building no taller than two levels or 6.8 metres, whichever is less. The Township's bylaw uses coach house.
Yes. The City's Zoning Bylaw No. 3300 says the registered owner of a lot with a garden suite or carriage home must reside on the lot.
Not in the R-CL(CH) zone. The bylaw allows either one small-scale multi-unit development or one house and one coach house on a lot, not both.
