For acreage buyers around Fort Langley and the rest of Langley, I check the ALR status, well, septic and flood information with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system used by local REALTORS®, Fort Langley is Langley sub-area F69. This feed pulls only Fort Langley houses on acreage, from about 1 to 10 acres, so you won't see village lots, townhomes or condos here. For houses in and around the village, see my Fort Langley houses for sale page.
Most buyers here pick a size band first. One to five acres usually means a house, a big yard and room for a shop, a garden or a few animals. Five to ten acres gives more room for horses, hobby farming or simply space between you and the neighbours, but there's more land to fence, drain and keep up. Tell me which band you want and I'll set up an alert for it.
Many rural properties around Fort Langley are in the Agricultural Land Reserve. Look up every address on the provincial ALR map before you plan around a second home, a suite or a business. ALR land comes with housing limits set by the ALC, and those rules can be stricter than Township zoning alone. I confirm what the ALC and the Township allow on that parcel before you rely on it.
Many acreages are on a private well and a septic system rather than municipal water and sewer. Ask for recent water test results and the well record, plan a flow test during your conditions, and find out when the septic tank was last pumped. Because Fort Langley sits on the Fraser, also check the Township's flooding information for the address before you remove subjects.
I grew up on a farm in Langley and live here again now, so I know what acreage upkeep really takes. Walk the whole property, not just the house, and look at fencing, drainage and outbuildings with the same care.
Derby Reach Regional Park has forest trails along the Fraser, and Brae Island Regional Park is a short trip from the village. Fort Langley Elementary is in the village; check catchments with the SD35 locator. My Fort Langley guide covers village life.
