Neighbourhood guides · Mission
One guide for each Mission area on my site. Each covers schools, parks, planning, flood notes and what to check before you buy, with a source next to every fact. Four of the nine areas are in the Fraser Valley Regional District, not the City of Mission, and each guide says which it is.

Where a guide names a bus route or a West Coast Express train, check the current BC Transit and TransLink schedules before you plan a trip.

FAQ
The names are MLS® sub-areas. Neither the City of Mission nor the Fraser Valley Regional District publishes them as boundaries. Each guide says how it places its area and gives facts by street address, so check the address you care about.
No. Mission BC, Mission-West, Stave Falls and Steelhead are in the City of Mission, and Hatzic is split between the City and the Fraser Valley Regional District (FVRD). Durieu, Dewdney Deroche, Lake Errock and Hemlock Valley are in the FVRD, so FVRD bylaws, plans and services apply, not the City’s. Each guide says which applies.
My Mission BC guide covers Mission City Station, the Mission Leisure Centre, Centennial Park, Cedar Valley and the central-city schools.
Public schools in Mission are run by School District 75 (SD75). Catchments are set by address, so confirm an exact address with SD75, which also publishes a catchment map. Each guide lists the schools I found for its area, and says when I found none.
Yes. Each guide has a flood or hazard section built from City, FVRD or Province pages, and says plainly when I could not find detail for a specific street. Ask me or the City or FVRD about a specific lot.
Yes. Send me the address with the form below. I’ll look up its zone, plan designation and any ALR or flood questions and get back to you before you write an offer.
