Durieu is an MLS® sub-area name. The Fraser Valley Regional District doesn’t publish a boundary for it. Durieu is in the Fraser Valley Regional District, not the City of Mission. The FVRD’s Hatzic Valley Official Community Plan says the plan area is a portion of Electoral Area F, east of the District of Mission on the north side of the Fraser River, bounded by the District of Mission in the west, Hatzic Lake to the south, Durieu Ridge to the east and Stave Lake to the north. It includes the historic settlement areas of Hatzic Prairie, Durieu and McConnell Creek. The FVRD’s Hatzic Lake Management Plan says Hatzic Prairie, Durieu and McConnell Creek are three farming communities at the north end of Hatzic Lake.

I found no school named for Durieu on the Province’s SD75 school list Dewdney Elementary and Hatzic Elementary are two elementary schools near the valley. SD75’s catchment policy puts both in the Hatzic Middle School catchment Catchments are set by address, so confirm a specific address with Mission Public Schools (School District 75), which publishes a catchment map.

  • BC Transit’s Central Fraser Valley route list has Mission routes 31, 32, 33, 34, 35 and 39 and no route that names Durieu.

Before you buy in Durieu

  1. Check who sets the zoning. This area is in the Fraser Valley Regional District, not the City of Mission. Ask the FVRD planning department what the zone and the plan designation allow at the exact address.
  2. Check the ALR status. Look up the exact address on the Agricultural Land Commission map before you plan anything on farmland.
  3. Check the flood and hazard rules. Ask the FVRD what the floodplain, creek and slope mapping mean for the exact address, and whether a development permit is needed.
  4. Check the water and septic. Ask for well and septic records and the last inspection.
  5. Check the road and services. Ask who maintains the road, what fire protection covers the address, and what is a long drive away.
  6. Confirm the school catchment. Ask School District 75 for the exact address.
  7. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Durieu questions

Where is Durieu?

Durieu is an MLS® sub-area name. The Fraser Valley Regional District doesn’t publish a boundary for it. The FVRD’s Hatzic Valley Official Community Plan says the plan area is a portion of Electoral Area F, east of the District of Mission on the north side of the Fraser River, bounded by the District of Mission in the west, Hatzic Lake to the south, Durieu Ridge to the east and Stave Lake to the north. It includes the historic settlement areas of Hatzic Prairie, Durieu and McConnell Creek.

How do I get around from Durieu?

BC Transit’s Central Fraser Valley route list has Mission routes 31, 32, 33, 34, 35 and 39 and no route that names Durieu. The nearest West Coast Express station is Mission City Station, at 33200 North Railway Avenue in Mission.

Which schools are near Durieu?

I found no school named for Durieu on the Province’s SD75 school list. Dewdney Elementary is at 37151 Hawkins-Pickle Rd, and Hatzic Elementary is at 8465 Draper St, both Kindergarten to 6. Catchments are set by address, so confirm a specific address with Mission Public Schools (School District 75), which publishes a catchment map.

What parks and recreation are there?

Cascade Falls Regional Park is at 36421 Ridgeview Road, Deroche. The Mission Leisure Centre is at 7650 Grand Street, in the City of Mission. The Mission Library, at 33247 Second Avenue, is the Fraser Valley Regional Library branch in Mission.

What plan covers Durieu?

The Hatzic Valley Official Community Plan (FVRD Bylaw No. 0999) was adopted on March 29, 2011, and replaced two earlier Dewdney-Alouette Regional District plan bylaws, 0454 and 0478.

Is Durieu in a floodplain?

The plan says the southern part of Hatzic Valley, known as Hatzic Prairie, is largely within the Fraser River floodplain, which covers about one third of the plan area and reaches about 9.5 metres geodetic. The plan says lands next to Stave Lake at the north end of the plan area are within the Stave Lake floodplain, and that BC Hydro and the Ministry of Environment have set the maximum controlled lake level plus freeboard at 83.3 metres geodetic. Plans, zoning and flood rules can be different for each lot.

What are the homes and lots like?

The plan’s land use designations are Agricultural, Conservation Areas, Forest, Institutional, Limited Use, Local Commercial, Resort, Rural and Suburban Residential. The plan says about 2,235 hectares of the plan area is in the Agricultural Land Reserve, a little over one third of the plan area and about 58% of the private land, and that about half of all private properties are at least partly in the ALR. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map.
