Lake Errock is an MLS® sub-area name. The Fraser Valley Regional District doesn’t publish a boundary for it. Lake Errock is in the Fraser Valley Regional District, not the City of Mission. The Area C plan area spans from the Harrison River to east of Deroche and includes Morris Valley, Harrison Mills, Lake Errock and the eastern portions of the Deroche Bench. The FVRD page places Lake Errock on Highway 7 (Lougheed Highway) between Mission and Agassiz.

I found no school in Lake Errock on the Province’s SD75 school list Deroche Elementary is the nearest school I found, and I could not confirm which elementary catchment an address is in. SD75’s catchment policy puts Deroche Elementary in the Hatzic Middle School catchment Catchments are set by address, so confirm a specific address with Mission Public Schools (School District 75), which publishes a catchment map.

  • BC Transit’s Central Fraser Valley route list has Mission routes 31, 32, 33, 34, 35 and 39 and no route that names Lake Errock.

Before you buy in Lake Errock

  1. Check who sets the zoning. This area is in the Fraser Valley Regional District, not the City of Mission. Ask the FVRD planning department what the zone and the plan designation allow at the exact address.
  2. Check the ALR status. Look up the exact address on the Agricultural Land Commission map before you plan anything on farmland.
  3. Check the flood and hazard rules. Ask the FVRD what the floodplain, creek and slope mapping mean for the exact address, and whether a development permit is needed.
  4. Check the water and septic. Ask for well and septic records and the last inspection.
  5. Check the road and services. Ask who maintains the road, what fire protection covers the address, and what is a long drive away.
  6. Confirm the school catchment. Ask School District 75 for the exact address.
  7. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Lake Errock questions

Where is Lake Errock?

Lake Errock is an MLS® sub-area name. The Fraser Valley Regional District doesn’t publish a boundary for it. The Area C plan area spans from the Harrison River to east of Deroche and includes Morris Valley, Harrison Mills, Lake Errock and the eastern portions of the Deroche Bench.

How do I get around from Lake Errock?

BC Transit’s Central Fraser Valley route list has Mission routes 31, 32, 33, 34, 35 and 39 and no route that names Lake Errock. BC Transit’s Central Fraser Valley list also includes 66 Fraser Valley Express, 71 Agassiz-Harrison and 72 Hope. The FVRD’s Area C project page says BC Transit and the FVRD held a survey and open houses on a possible “North of Fraser Transit” service, and that the consultation has concluded. The nearest West Coast Express station is Mission City Station, at 33200 North Railway Avenue in Mission.

Which schools are near Lake Errock?

I found no school in Lake Errock. Deroche Elementary, Kindergarten to 6, is at 10340 N Deroche Rd. SD75’s catchment policy puts Deroche Elementary in the Hatzic Middle School catchment. Catchments are set by address, so confirm a specific address with Mission Public Schools (School District 75), which publishes a catchment map.

What libraries and parks are there?

The nearest libraries are the Agassiz Library at 7140 Cheam Avenue and the Mission Library at 33247 Second Avenue. I found no FVRD park or boat launch listing for Lake Errock on the pages I read.

What plan covers Lake Errock?

The FVRD’s Area C Official Community Plan, Bylaw No. 1747, 2024, was adopted at the Board meeting on September 18, 2025, and includes dedicated Neighbourhood Plans for Harrison Mills and Lake Errock. On June 25, 2026 the FVRD Board adopted Revision Bylaw No. 1841, 2026, which updated the plan’s minimum parcel size table (policy 3.12.10) and its development permit exemptions (policy 12.1.2).

What was Harrison Rise?

A developer applied to redevelop the former gravel pit at 43837 and 43873 Lougheed Highway (called Harrison Rise) into a subdivision of about 485 dwelling units, in a mix of single-family lots, townhouses, apartments and multiplexes. The FVRD page says the developer withdrew its zoning amendment application on March 7, 2025, to pursue an Official Community Plan amendment.

What are the homes and lots like?

The FVRD page says under the previous plan most of the gravel pit lands were designated Limited Use, which supports low-density development on 8-hectare parcels. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map.
