Below are townhomes for sale in South Surrey and White Rock whose MLS® listings are marked with an age-restriction bylaw. Check the strata bylaws and Form B on each one to confirm the exact rule.
Many people looking at these homes already live on the Semiahmoo Peninsula. They have a house in Ocean Park, Sunnyside, Elgin or Morgan Creek and want less yard work without moving away from their friends, their doctor and the beach walk they've done for years. A townhome in a complex where neighbours are at a similar stage of life is often the next step.
Townhomes with age-restriction bylaws come up in many parts of South Surrey and White Rock. Listings have included homes at The Crescent (3500 144 St) on the Crescent Beach side, St. Martin's Lane (15020 27A Ave) and Bishop's Green (2533 152 St) in central South Surrey, and complexes such as Peninsula Village, Ocean Crest Cottages, The Carrington and The Greens. That doesn't mean every unit in those complexes is on the list below, or that a given complex has an age bylaw today. The live list checks each listing's bylaw flag instead.
Layouts vary a lot. Some units have the main bedroom on the main floor, and others are two or three levels with stairs to every bedroom. If one-level living matters, check the floor plan on each listing. Many complexes handle roofs, siding and landscaping through the strata, but what's covered changes from complex to complex.
South Surrey is the southern part of the City of Surrey. White Rock is its own city of about 5 square kilometres. Surrey borders it on the west, north and east, and Semiahmoo Bay lies to the south. North Bluff Road, also called 16 Avenue, is the line between the two cities. A move from one side to the other usually keeps you close to the same shops, clinics and walking routes.
Townhome complexes are spread across the peninsula rather than grouped in one spot. Just north of North Bluff Road, Surrey's Semiahmoo Town Centre runs from 16 Avenue up to 24 Avenue along the 152 Street corridor, with shops and services around Semiahmoo Mall. On the White Rock side, the city's Town Centre sits uptown near North Bluff Road, and the Waterfront Village runs along the bay below.
Highway 99 runs through South Surrey. If you plan to drive less, check the walk to the nearest bus stop and grocery store before you book a showing, since that changes a lot from one complex to the next.

In BC, a strata corporation can pass a bylaw requiring one or more people living in a strata lot to be at least a set age, and that age can't be lower than 55 (Strata Property Act, section 123.1). Section 123.2 lists people the bylaw doesn't apply to, such as someone already living in the unit before the bylaw passed, and some caregivers. Strata corporations can change bylaws by vote, so the rule on one listing today may not be the rule next year.
This page shows South Surrey and White Rock listings that are marked with an age-restriction bylaw on MLS®. That flag is entered by the listing agent. It doesn't tell you the exact age, whether it applies to one resident or all of them, or how the strata applies it. Before you write an offer, confirm the details in the strata bylaws and the Form B Information Certificate. I can request them for any listing on this page.
Most buyers on this page are also sellers, and timing the two moves is often the hardest part. If you'd like to know what your current home could sell for, start with a home evaluation, then run the numbers on the mortgage calculator. On this page it means a townhome in South Surrey and White Rock whose MLS® listing is marked with an age-restriction bylaw. BC strata corporations can pass bylaws requiring one or more residents to be at least a set age, not lower than 55. Confirm the exact rule in the strata bylaws and Form B for each listing.
Not necessarily. Listings have included homes in The Crescent, St. Martin's Lane, Bishop's Green, Peninsula Village, Ocean Crest Cottages, The Carrington and The Greens, but this page does not claim any complex is age-restricted. Bylaws can change by vote, so check the current bylaws for each listing.
Ask for the registered strata bylaws and the Form B Information Certificate, and read the last two years of minutes. Jared can request these for any listing before you write an offer.
It depends on the wording. A bylaw may require one resident or every resident to meet the age. Under section 123.2 of the Strata Property Act, it does not apply to some people, such as a person already living in the unit before the bylaw passed and some caregivers.
The listings come from MLS® and update daily. Homes sell, new ones are listed, and the age-restriction flag is entered by each listing agent, so use the live list below rather than a complex name alone.
Yes. Most buyers on this page are also selling. Start with a free home evaluation, then call or text Jared at 604-928-1361 to plan the timing of both moves.
