Where prices are changing most

Over the past year, the composite benchmark fell the most in Mission (-11.6%) and North Delta (-9.1%), and the least in Cloverdale (-5.8%) and Langley (-6.2%). Small areas such as North Delta and Mission have few townhouse and apartment sales, so one month can move their figures more than in larger areas.

Market stats by area

Langley

Composite benchmark$941,800-6.2% vs last year
Homes for sale1,148192 sales this month
TypeBenchmark1 yearSalesActive
Detached$1,471,100-6.7%64449
Townhouse$802,600-4.4%61283
Apartment$525,900-9.2%67416

FVREB reports Langley as one area, so these figures cover both the City of Langley and the Township, from Willoughby and Walnut Grove out to Aldergrove and the farm roads south of Fraser Highway. Langley held its value better than most of the board area over the past twelve months, and its townhouse sales stayed close to last year's pace. Apartments moved the most on price, so apartment buyers have the most room to negotiate here.

Surrey

Composite benchmark$906,200-7.0% vs last year
Homes for sale1,377116 sales this month
TypeBenchmark1 yearSalesActive
Detached$1,304,100-9.0%56698
Townhouse$749,600-3.9%47442
Apartment$460,200-11.5%13237

FVREB splits Surrey into four areas: North Surrey, Central Surrey, Cloverdale and South Surrey. The figures here are for Central Surrey, which runs from Fleetwood and Newton across to Panorama Ridge. North Surrey, around Whalley, Guildford and City Centre, has the most apartments for sale of any area on the board. Detached sales in Central Surrey rose against last year even as prices fell, a sign that buyers step in when prices adjust.

Cloverdale

Composite benchmark$921,900-5.8% vs last year
Homes for sale39969 sales this month
TypeBenchmark1 yearSalesActive
Detached$1,317,200-6.9%32201
Townhouse$754,300-5.6%28138
Apartment$506,700-8.9%960

Cloverdale is part of the City of Surrey, but FVREB tracks it on its own, covering the historic town centre, Clayton Heights and the farmland toward the Langley border. Townhouses make up a large share of its sales. Its benchmark sits just above Central Surrey's, and it had the smallest yearly price drop of any area.

South Surrey / White Rock

Composite benchmark$990,300-7.3% vs last year
Homes for sale1,193150 sales this month
TypeBenchmark1 yearSalesActive
Detached$1,612,500-7.4%60600
Townhouse$797,100-11.2%47283
Apartment$544,400-7.7%43310

This area takes in the City of White Rock plus South Surrey, from Crescent Beach and Ocean Park to Morgan Creek, Grandview Heights and Sunnyside. It has the highest detached benchmark on the board. Detached and townhouse sales both jumped against the same month last year. Townhouse prices took the biggest yearly drop of any area, which gives townhouse buyers more room to negotiate.

North Delta

Composite benchmark$1,011,500-9.1% vs last year
Homes for sale28032 sales this month
TypeBenchmark1 yearSalesActive
Detached$1,159,600-11.0%24209
Townhouse$845,600-4.7%526
Apartment$479,000-11.6%345

North Delta is the only part of Delta that FVREB covers. Ladner and Tsawwassen report to the Greater Vancouver board, so they aren't in these numbers. The market here is mostly detached houses on established streets near Scott Road and Nordel Way, and townhouse and apartment sales are thin. With so few of those sales, one or two deals can swing the monthly figures.

Abbotsford

Composite benchmark$701,900-9.0% vs last year
Homes for sale1,012103 sales this month
TypeBenchmark1 yearSalesActive
Detached$1,087,000-11.1%45440
Townhouse$592,600-8.6%27254
Apartment$370,200-11.0%31318

Abbotsford has the lowest townhouse and apartment benchmarks on the board, which makes it a common first stop for buyers coming from Surrey or Langley. Detached prices fell more than 11% over the year and sales were down across all three types. New townhouse listings rose against last year, so supply is building in that segment.

Mission

Composite benchmark$797,500-11.6% vs last year
Homes for sale35338 sales this month
TypeBenchmark1 yearSalesActive
Detached$889,200-13.3%28231
Townhouse$618,000-4.1%567
Apartment$411,500-4.7%555

Mission has the lowest detached benchmark on the board, and its detached price took the largest yearly drop of any area. Most sales here are detached homes, many with bigger lots than you'll find closer to the border. Townhouse and apartment listings rose sharply, and with only a handful of sales, those buyers have plenty to pick from.

How to read these numbers

Benchmark price versus average price. The benchmark is the price of a typical home in an area, based on the MLS® Home Price Index. The average price is just the total of all sales divided by the number of sales, so a few big sales on acreage or waterfront can push it up in a single month. To track price trends, watch the benchmark. The average tells you more about the mix of homes that sold that month.

Sales-to-active listings ratio. Divide the month's sales by the number of homes for sale. FVREB treats 12% to 20% as balanced. Below 12% is a buyer's market, and above 20% means sellers have the upper hand. The dashboard works this out for each area and home type you pick.

Sale-to-list price. This compares the final sale price with the asking price. FVREB doesn't publish it in its monthly report, but I can pull it for your street or complex. In a buyer's market, a home priced right at the start usually gets closer to its asking price than one that has to come down later.

Days on market. This is the average number of days from listing to sale. FVREB publishes it for the whole board by home type, not for each area, which is why the dashboard shows the Fraser Valley figure everywhere. Rising days on market point to a softer market, and falling days point to a firmer one.

Benchmark trend chart. Each point is the benchmark from one FVREB monthly report, oldest on the left and latest on the right. A steady slope tells you more than any single month does.

Fraser Valley market FAQs

Are Fraser Valley home prices going down?

Yes, prices are lower than a year ago. By the FVREB benchmark, the composite price for a typical Fraser Valley home was $861,300, a change of -7.2% from the same month last year and -1.0% from the month before. The trend chart on this page shows the benchmark from each of the last 13 monthly reports for every area and home type.

Is the Fraser Valley a buyer's or seller's market right now?

FVREB compares monthly sales with the number of homes for sale, called the sales-to-active listings ratio, and treats 12% to 20% as balanced. With 922 sales and 9,763 active listings, the ratio is 9.4%, which is a buyer's market. Areas and home types can differ, so use the selectors above to check yours.

Which areas does the Fraser Valley Real Estate Board cover?

FVREB covers North Delta, North Surrey, Central Surrey, Cloverdale, South Surrey and White Rock, Langley, Abbotsford and Mission. Ladner, Tsawwassen, Maple Ridge and Pitt Meadows report to the Greater Vancouver board, and Chilliwack has its own board, so those areas aren't on this page.

What is the MLS® benchmark price?

The benchmark comes from the MLS® Home Price Index. It is the estimated price of a typical home in an area, built from the features of homes that usually sell there. Unlike an average, it isn't pulled around by a few very large or very small sales, so it's the better number for tracking price trends.

How long does it take to sell a home in the Fraser Valley?

FVREB reports average days on market by property type for the whole board. In the latest report, a detached home took about 45 days to sell, a townhouse about 38 days and an apartment about 46 days. Homes priced in line with recent comparable sales tend to sell faster, and overpriced homes tend to sit longer.

Do these numbers tell me what my home is worth?

No. They show the market trend for a whole area, but your home's value depends on its street, lot, condition, updates and the sales that are most like it. For a number on your own home, I can do a free home evaluation using recent sales near you.
