Living in Hatzic

Hatzic is an MLS® sub-area name. The City of Mission doesn’t publish a boundary for it. The area covers two jurisdictions. The benchland on the west and south side of Hatzic Lake is in the City of Mission, and Hatzic Island, in the lake, is in the Fraser Valley Regional District’s Electoral Area G. Parks Canada places Xá:ytem, on Lougheed Highway in Hatzic, on the eastern edge of the City of Mission.

Planning, zoning and flood

Planning and flood notes for Hatzic

Plans, zoning and flood rules can be different for each lot.

  • The area covers two jurisdictions. The benchland on the west and south side of Hatzic Lake is in the City of Mission, and Hatzic Island, in the lake, is in the Fraser Valley Regional District’s Electoral Area G.
  • Hatzic Island is in FVRD Electoral Area G, so the FVRD’s Area G Official Community Plan (Bylaw No. 0866, 2009) applies there, and the FVRD’s Hatzic Lake Management Plan (final December 8, 2020) covers the lake. Hatzic Prairie is in Area F, under the Hatzic Valley Official Community Plan (Bylaw No. 0999, 2010). The City’s Official Community Plan covers the Mission side.
  • The City adopted Official Community Plan Bylaw 6405-2026 on June 1, 2026. It replaces and repeals Bylaw 6350-2025, which the City’s public notice says is substantively the same plan.
  • The plan says both Hatzic Island and Hatzic Prairie lie within the Fraser River floodplain and are susceptible to localized flooding.
  • The plan says Hatzic Lake is protected from Fraser River flooding by a diking network, flood gates and pump stations managed by the Dewdney Area Improvement District.
  • The plan says the lake is an oxbow lake formed by the Fraser River’s meandering, and that without intervention it tends to fill with sediment, which increases flood risk.
  • The plan says the south end of the lake has industrial lands, including a log sort along the Lower Hatzic Slough.
  • The FVRD’s Hatzic Valley Official Community Plan (Bylaw No. 0999) covers Hatzic Prairie, Durieu and McConnell Creek, north of the lake. It is in the Durieu guide.

Before you buy in Hatzic

  1. Check the ALR status and the zone. Look up the exact address on the Agricultural Land Commission map and ask the City what the zone allows, including the size and siting of a house.
  2. Check the flood and slope rules. Ask the City what the floodplain, drainage and hillside mapping mean for the exact address.
  3. Check the water and septic. Ask for well and septic records and the last inspection.
  4. Check the road and access. Ask whether the road is City-maintained and how the driveway connects, especially on a rural road.

Hatzic questions

Where is Hatzic?

Hatzic is an MLS® sub-area name. The City of Mission doesn’t publish a boundary for it. The area covers two jurisdictions. The benchland on the west and south side of Hatzic Lake is in the City of Mission, and Hatzic Island, in the lake, is in the Fraser Valley Regional District’s Electoral Area G.

How do I get around from Hatzic?

BC Transit’s Central Fraser Valley route list includes Mission routes 31 Valley Connector, 32 West Heights, 33 Cedar Valley, 34 East Side, 35 Hatzic and 39 Shopper Shuttle. BC Transit’s list has a route named 35 Hatzic. I could not read its path, so check the route map for your street. TransLink says the West Coast Express travels between Downtown Vancouver and Mission City on weekdays during morning and evening rush hours, westbound only in the mornings and eastbound only in the afternoon and evening. Mission City Station is at 33200 North Railway Avenue, and the buses that connect to it are operated by BC Transit.

Which schools are near Hatzic?

Hatzic Elementary, Kindergarten to 6, is at 8465 Draper St, and Hatzic Middle School, Grades 7 to 9, is at 34875 Moffat Avenue. SD75’s catchment policy puts Hatzic Elementary in the Hatzic Middle School catchment. Catchments are set by address, so confirm a specific address with Mission Public Schools (School District 75), which publishes a catchment map.

What parks and recreation are there?

Hatzic Park is at 8422 Draper Street, Neilson Regional Park is at 8746 Edwards Street, and Xá:ytem is at 35087 Lougheed Highway. The Mission Library, at 33247 Second Avenue, is the Fraser Valley Regional Library branch in Mission.

What plan covers Hatzic?

Hatzic Island is in FVRD Electoral Area G, so the FVRD’s Area G Official Community Plan (Bylaw No. 0866, 2009) applies there, and the FVRD’s Hatzic Lake Management Plan (final December 8, 2020) covers the lake. Hatzic Prairie is in Area F, under the Hatzic Valley Official Community Plan (Bylaw No. 0999, 2010). The City’s Official Community Plan covers the Mission side.

Is Hatzic in a floodplain?

The plan says both Hatzic Island and Hatzic Prairie lie within the Fraser River floodplain and are susceptible to localized flooding. The plan says Hatzic Lake is protected from Fraser River flooding by a diking network, flood gates and pump stations managed by the Dewdney Area Improvement District. Plans, zoning and flood rules can be different for each lot.

What are the homes and lots like?

The FVRD describes Hatzic Island as a densely populated, low-lying land mass about 2.6 km long. Lot size (MLS sales data, not an official source): the median lot size of detached houses sold between July 1 and October 8, 2026 was 8,122 sq ft, based on 10 sales with a recorded lot size. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map.
