These are the townhomes for sale in Aldergrove, the eastern community of the Township of Langley. Complexes here sit between the town centre and the rural edge, so many are a few minutes from both shops and farmland. For every home type in the area, see my Aldergrove homes for sale page.

For townhome buyers in Aldergrove and the rest of Langley, I read the strata plan, bylaws and repair records with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system used by local REALTORS®, Aldergrove is Langley sub-area F66. This feed pulls only Aldergrove townhouses, so you won't see its houses, condos or duplexes here. The sections below cover where townhomes fit in aldergrove, commuting and touring a complex, plus the checks I run before you write an offer.
The Aldergrove Community Plan sets out where attached housing is planned around the town centre. Outside the core, much of the surrounding land is rural, and some of it is in the Agricultural Land Reserve, which you can check on the ALC map.
Townhome buyers here are often weighing the drive. Transit-wise, TransLink's 503 Fraser Hwy Express starts at 272 Street and Fraser Highway and runs to Langley Centre and Surrey Central Station. The Township lists Fire Hall 3 at 26316 30A Avenue.
The Form B gives you the monthly fee, levies and insurance summary. B.C. stratas with five or more lots must have a depreciation report every five years.
Aldergrove Regional Park has trails for walking, cycling and horseback. The Aldergrove Community Centre is on Fraser Highway. Aldergrove Community Secondary is at 26850 29 Avenue; check catchments with the SD35 locator.
Aldergrove townhomes work well for buyers who want a garage and a patio but would rather not take on a detached house and yard. Families like being near the regional park and the community centre. People with a horse or a hobby farm in mind sometimes start here, close to the rural land, while they look for the right acreage later. Visitor parking can be tight in some complexes, so if you have guests or a second vehicle, ask the strata how parking is assigned.
I'll compare complexes on what matters to you: garage size, outdoor space, fees and what's coming up in the depreciation report. I also check the strata minutes for any disputes or planned levies before you write. If you're moving from another part of the Fraser Valley, I can show you how Aldergrove fits with your commute. Call or text me to book showings.
If a complex is only a few years old, ask what home warranty coverage is left and for how long. Newer stratas may also have a smaller contingency fund, so read the budget closely. If the developer still controls the strata council, ask when the first annual general meeting is planned.
Townhome complexes in Aldergrove can be conventional stratas or bare land stratas. In a bare land strata, the strata usually looks after shared roads and services, and the owner looks after the house. Patios and yards are often limited common property, so the bylaws spell out who maintains them.
If you have a truck or trailer, measure the garage and ask the strata about rules for parking recreational vehicles. Some complexes allow them in set areas and some don't allow them at all. Storage for bikes and garden tools is another quick way to compare units.
For families, Shortreed Community Elementary at 27330 28 Avenue and Parkside Centennial Elementary at 3300 270 Street are both in Aldergrove, and Betty Gilbert Middle is at 26845 27 Avenue. The catchment maps show which school goes with each address.
The 264 Street interchange is Aldergrove's link to Highway 1, which matters if you commute west or east by car.
FVREB includes Aldergrove in its Langley townhouse benchmark. See my Fraser Valley market stats page.
