For house buyers in Walnut Grove and the rest of Langley, I check the permits, zoning and lot rules with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system used by local REALTORS®, Walnut Grove is Langley sub-area F61. This feed pulls only Walnut Grove detached houses, so you won't see its townhomes, condos or acreages here. The sections below cover streets and home styles, suites and extra units and what to check on a walnut grove house, plus the checks I run before you write an offer.
Walnut Grove's residential streets branch off main roads such as Walnut Grove Drive and 208 Street. Most detached homes are two-storey or basement-entry houses on cul-de-sacs and crescents, with some ranchers mixed in. The Walnut Grove Community Plan shows the planned land use street by street.
B.C.'s small-scale housing rules changed what many single-family lots can hold. The Township's small-scale multi-unit housing page says eligible lots inside the Urban Containment Boundary, on water and sewer, can have 3 units on lots up to 280 m² and 4 units on lots between 280 m² and 4,050 m² (1 acre). Lots outside those rules can usually have one home plus a suite or garden suite. The Township says eligibility should be confirmed with staff, and I always do that for a specific address. The same page notes the B.C. Building Code allows one secondary suite per principal dwelling.
The Walnut Grove Community Centre and Dean Drysdale Library share 8889 Walnut Grove Drive. Walnut Grove Secondary is the local high school; check catchments with the SD35 locator. The Township notes the Golden Ears Bridge connects the area north across the Fraser.
Detached buyers in Walnut Grove often want a basement suite for parents or grown kids. Others want a flat back yard for a garden or a dog. Because many homes were built in the same era, two houses on the same street can be very different inside depending on what's been updated. Compare the age of the roof, windows, furnace and hot water tank, not just the kitchen.
Before you write, I check the permit history for any suite, look up the zoning and confirm what the Township says about extra units on that lot. I'll also show you recent sales on similar streets so your offer is based on more than the list price. Call or text me to book showings.
Walnut Grove is mostly serviced urban land, so most detached houses sit on municipal water and sewer. That matters because the Township's small-scale housing rules only apply to serviced lots inside the Urban Containment Boundary. Lots that are heritage-designated or inside a Transit Oriented Area are also excluded. Before you buy with a suite or garden suite in mind, I pull the zoning and the Township building records, which can include past permits and a site plan.
Walnut Grove sits next to Highway 1, with the Golden Ears Bridge just north. For transit, the 562 runs along Walnut Grove Drive to Carvolth Exchange, where the 555 connects to Lougheed Station and the 595 crosses to Maple Meadows Station.
House buyers with kids usually check elementary schools first. Schools in and near the area include Alex Hope, James Kennedy, Topham and West Langley. Each address has a set catchment, which you can look up on the SD35 catchment maps.
FVREB doesn't publish a Walnut Grove-only detached figure. See my Fraser Valley market stats page for the Langley numbers.

1. Can I add a suite to a Walnut Grove house? Many lots can. The Township allows one secondary suite per principal dwelling under the B.C. Building Code, and eligible lots may hold 3 or 4 units under small-scale housing rules. Confirm each address with Township staff.
2. How many units can a Walnut Grove lot have? Under the Township rules, eligible lots get 3 units up to 280 m² and 4 units between 280 m² and 4,050 m². Eligibility depends on location, servicing and zoning.
3. What are the main roads in Walnut Grove? Walnut Grove Drive and 208 Street are two of the main roads, with the Golden Ears Bridge to the north.
4. Should I check the roof and drains on a Walnut Grove house? Yes. Many houses here have been around a while, so roof age, perimeter drains and the sewer line are worth an inspection.
5. How is this different from the Walnut Grove homes page? This page shows detached houses only. The Walnut Grove homes page shows every property type.
6. Can I get past permits for a Walnut Grove house? Yes. The Township's building records search can provide past permits, site plans and survey certificates for a fee.
7. Is there transit near Walnut Grove houses? Route 562 runs along Walnut Grove Drive to Carvolth Exchange and Langley Centre.
