For house buyers in Fort Langley and the rest of Langley, I check the permits, zoning and lot rules with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system used by local REALTORS®, Fort Langley is Langley sub-area F69. This feed pulls only Fort Langley detached houses, so you won't see its townhomes, condos or acreages here. The sections below cover the village and its houses, heritage and flood checks and suites and extra units, plus the checks I run before you write an offer.
The Township describes Fort Langley as a riverside village with museums, stores, restaurants, galleries, parks and trails, known as the birthplace of B.C. Detached homes sit on the streets around the village core, and Fort Langley Library is on Glover Road. The Fort Langley National Historic Site is in the village.
Some properties in the Township have heritage recognition or protection. The Township's heritage recognition and protection page explains the tools it uses. Because the village is on the Fraser, also check the Township's flooding information for the address before you remove subjects.
The Township's small-scale housing rules exclude lots with a heritage designation by bylaw. Other eligible serviced lots can have 3 or 4 units depending on size. Ask me to confirm with Township staff.
Derby Reach Regional Park has forest trails along the Fraser, and Brae Island Regional Park is a short trip from the village. Fort Langley Library is at 9167 Glover Road. Fort Langley Elementary is in the village; check catchments with the SD35 locator.
Fort Langley house buyers usually want village life: walking to the shops, cafes, the national historic site and the river trails. Some want an older home with character, and others want a newer build close to the village. Houses come up less often here than in larger neighbourhoods, so it helps to set an alert and be ready to move. Visit on a busy weekend as well as a weekday. Traffic and parking change a lot when visitors come to the village.
I check heritage status, flood information and zoning for the address, and I pull permit history before you write. I'll also compare recent village sales so you understand the list price. Call or text me to book showings for any house on this page.
Being near the Fraser is part of the appeal. Ask about home insurance early, check the Township's flooding information, and get an inspection that looks at drainage around the house. If the house is older, ask whether the foundation, wiring and plumbing have been updated, and whether the work was permitted. Older homes near the village can be full of character, and the paperwork tells you how well they've been looked after.
Fort Langley Elementary is in the village, and Langley Fine Arts School is at 9096 Trattle Street. Catchments follow the address, so check the SD35 catchment maps.
For older village homes, I order the Township's building records to see past permits and the site plan. That helps confirm an addition or garage was built with permits, and it matters for heritage reviews too.
Glover Road runs through the village, and Highway 1 is a short drive south. If you commute, test the drive at rush hour, when traffic builds on the roads into and out of the village.
Houses in the village core are walkable to Glover Road shops and the historic site. Homes on the outskirts are often on larger lots but need a short drive. Decide which matters more to you before you start touring, since village listings and outskirts listings tend to differ in lot size and age.
